Builders these days are CHEAP but they want MILLIONS for homes.
For the price of this home, having sliding glass doors that DO NOT "pocket" to make it seamless proves how CHEAP the builder was, yet wants over $3MIL for this house.
All the bathroom vanities appear to be built out of particle board instead of complete wood creations. $3MIL+
They really cut corners in design with features in the bathroom. Wall-length mirrors and basic vanity instead of a decorative mirror and sink...? Again, over $3MIL for this home!?!?!?!?!
The pocket door to the ensuite sure screams elegant $3MIL place to me.
Instead of a "wing" separating the ensuite bedroom from the ensuite bath, they could have used the space better and instead of a U-shaped window, they could have continued the flooring to allow that unused space as a seating area. Because they focused more on "natural light" the bathroom countertops were minimal at best. Again, $3MIL+ for this?
The tube in the ensuite. Wow, that is a built-in STANDARD tube for a $3MIL home. Not a stand-alone tube that would speak ELEGANCE..
Why was the walk-in shower SO LARGE? You could have repositioned things to allow more counter space for as the realtor stated, "Women LOVE space for their makeups" Yet there is none in this poorly designed bathroom.

Downstairs "Bar" again, CHEAP. Instead of cabinets along the backside of the counter, they used a wall-length mirror AND incomplete. Why was it allowed to be toured and video presentations made if incomplete?? $3MIL????
The fire pit in the backyard was not even centered and looked off when looking through the basic everyday home sliding glass door looking into the back yard. You cannot place seating evenly all around the fire pit. $3MIL+???????
The Skydeck was a waste of space and the stairs leading to it were cheap. You could fit 10 people up there and you have to stop yourself from being dizzy going up and down the tightly wound staircase. AGAIN.....$3MIL+
The poor realtor has this type of househouse to sell, which is sad. You can see she was even trying to pump up the value and excitement to a money pit, cheaply built home.

This House is nice, but I have seen beautiful homes in Guadalajara, Mexico on a hill with beautiful view of the city. The pools are very well designed with an outside bar and kitchen. I have seen them for 1 million dollars. In the Hollywood Hills would be 10 million. Nice house though.

Hi, thanks for watching. The home never flooded, and Flooding here in the desert is highly unusual and the driveway is actually graded properly with a drain strip just outside the garage door. This builder builds gorgeous quality homes and thought of everything for these bi-level designs.
Are these areas public transit friendly? Not enough house for the price.

Not to be rude at all miss, but maybe 20 years ago your outfit could pull off a sale, you are very good showing the house, but my only suggestion would be to tone down the tight skirt and heals, I think you would be a lot more realistic to a buyer. Please don't take this as a insult, you look nice, but get your hands dirty and show everything in the house and be comfortable doing it

You did a great job considering what you had to work with. It needed to be staged at this price imo. Too empty. Looks sterile. House is modern, but too empty to show to its full potential. That huge massage chair under the stair case made me cringe. Outdoor fire pits need furniture and plants around them. Pool need’s furniture and lights, umbrella’s etc too. The house doesn’t look lived in.

It's a good tour. But damn, you are working it, girl! This is not one of Blue Heron's finest. And only in Vegas is "beautiful modern landscaping" - plastic grass. Haha. But the location is challenging. Three sides of the property is surrounded by roads; that's a bummer. All the other houses in the neighborhood look great with that view. Oy vey! You guys even had to point out you can't see the other houses in the private yard. With NO view. Like I said, you guys are working extra hard on this one. Not worth 4 million bucks - but a sucker is born every minute.
