      It all depends on why they left the city. Some people thrive on the city life and some don't... thus why the suburbs were made. It all depends on how social or asocial of a person you are.
      People need to see(walkthrough) a house or lot at least once though and do their research on the neighborhood. 😅

    The wealthy purchasing second homes, as an investment, and Real Estate Corporations doing the same both, need to consider stop buying up real estate in mass. Families are having a hard time finding affordable housing.

      @@acctsys Usually someone elderly, disabled, or with too large/too many mortgage(s) who could not qualify for financing (thanks to teh GFC and Dodd-Frank response to Subprime) and became foreclosed on.
      By which the real estate bank takes ownership after evicting the owner and auctions the house off. The auctions used to be haunted by upper-middle class to wealthy families but more recently is going straight to private equity investment funds (recent news of Blackstone trying to become landlords of entire cities) who are seeking rent to pay their shareholders of pension boomers and insurance corps.

      There's more access and information, but an untrained eye may not fully grasp the minutiae of it all. Also, if you ever done sales, you realize most people do not do their research or proper due diligence prior to making purchases; it's mostly emotional based, not logical based.

    Absolutely not. The state I live in had many people purchase homes,
    Sight unseen. They are in for a rude show. The lifestyle is very different. The best can be unbearable. Some places have sand flies and mosquitoes big enough to fly you away. I think photos can be made to look big and they arrive and the house is a shoe box

    I bought a place in the city at age 24. This idea of buying in the suburbs or in affordable places is not really the best move. Best move is to stop extending your adolescence and live responsibly from your first paycheck. People want to act like children and spend aimlessly until they are 30 and then pretend to be victims of the same city centers that they enjoyed for the past 10 years.

      @@delphipascal well Chou can certainly count when you’re buying without an agent, you’re also not playing into their ploys of increasing buyer anxiety with bid wars (whether there even is one) and being armed with the right information from the get go vs a changing scenario. Bid wars are easily the biggest contributor to rising costs and decline in affordability.

    Inaccurate in my market, houses are sold before the open house. The only houses not selling are seriously overpriced. Even five years ago a coworker’s condo was sold before it was listed, it’s a matter of asking realtors about houses that will be listed soon. You don’t get that on social media.

    It's preposterous to suggest buying something like a house in the 100,000s is not so far from buying items from Craigslist or eBay in the 100s or $1000s.
    It sucks to get a pair of shoes you don't like or damaged goods in a package, but not investigating the house for yourself and understanding what DIY/pro work is involved or having an independent inspector sign off on it is f|_|ckin' crazy. Bad foundations, bad plumbing/wiring/sewage, infestations (termites, especially) building violations... It's about as smart as buying a car before making sure it isn't stolen or have money-owed on it.
    A lot of people are going to learn the hard and expensive way that you can't just outsource important decision-making to an app.

      hi! we did have an inspector and our broker and others sign off. we had a full report before we signed the contract, they didn't include this piece - ut I promise we did. my school mates father also built the house so I knew it well!

      The legal complexities of buying/selling will always need an intermediary for representation and fair dealing. If you are an experienced investor sure, skip agents, but if it's your first time buying a property specially using a mortage you will have so many questions and concerns you would be naive not to use a realtor. TBF, some comissions are high, but in cases they are warranted.
