Bad foundations, bad plumbing/wiring/sewage, infestations (termites, especially) building violations... It's about as smart as buying a car before making sure it isn't stolen or have money-owed on it. If you are an experienced investor sure, skip agents, but if it's your first time buying a property specially using a mortage you will have so many questions and concerns you would be naive not to use a realtor.
