Expand the Gallowgate end - build over the road and have the "open" top end over the Milburn stand. It'll be beautiful and it will still provide the million dollar (pound) view. A new stadium of 70-80,000 would be partly empty even with all of us international fans. Add another 10,000+ seats and St. James will be the perfect size.
Be very interesting to see the new plans, Leazes terrace behind the east stand is Grade one listed, but owned by a Saudi group, I'm sure the owners of Leazes terrace won't object, it's mostly lettings now anyway, the council have to give it the go ahead, it's still a very tricky situation, for me 60,000 is not enough, got to be at least 65,000, meaning somehow the Gallowgate end and east stand HAVE to be renovated, it's going to be very interesting seeing the official plans, and hopefully done for the 2028 European championships.
Well if they have decided to stay they must already know how they are gonna expand they wouldn't just decide to stay then have to scratch heads on how the make the stadium bigger....they will have plans that they know will work or are allowed to do

I've said it loads of times- with the advancement in technology and construction methods, why can't we add another retractable tier to the east stand that can be lowered between games to allow the sunlight back through to the listed buildings? Even when it is erected, it came be made from some sort of see through 'glass' material to allow the light through as best as possible during games. I don't think the listed buildings are the main problem. The main problem is that stupid rule where sunlight needs to hit grade 1 listed buildings. Crazy. However, my preference was a new stadium. To all the people crying about wanting to stay at SJP- We've knocked down ALL stands at one point in the past and replaced them. Plus, how many times has the pitch been re-layed!?? There is literally nothing left of the original ground anyway so what difference does a new stadium make that will probably only be a matter of a few hundred yards away from SJP??
For the effort and limited number of additional seats this seems poor business decision. A whole new stadium almost on the existing site but extending into the park would be better. Once the old stadium came down this area could be an extension of Leazes park on the south side of the new stadium

We wouldn’t sell out a 80,000 seater stadium every week for one. Manchester United don’t sell out their 78,000 stadium with them also being a bigger club than us historically and commercially. I would also state that Manchester City would not sell out 80,000 every week so if they can’t do that how could we do that in the next 5-10 years ? Teams tend to also struggle on the pitch when starting off in a new stadium with Tottenham and West Ham being good examples. Making a new stadium doesn’t guarantee success and it would foolish to assume otherwise
The infrastructure of the city couldn't cope with an 80,000 capacity stadium. The roads and public transport in the city centre get clogged up enough as it is on match days.
