There could be some very little exaggeration in the pricing, but again the price of any property near the town , the prices happens to be high, and this cuts across all the towns in kenya, the land rates of 58 differs way far from those of barnabas , milimani , lanet ,naka etc.

And again nakuru now is a city not a town ,that also affected highly the rates . Mostly a develop property , regards whether old or morden hicks up the price ,however one should always do a due diligence before buying any property.
The landlords can tell you that , even the prices of rental houses went up when Nakuru become a city due to change of land rates,

Two factors,appreciation of the land over the 15 yrs and the cost of the building.what people dont understand is only land appreciates and buildings depreciate.thats why if you have alot of money buy more land and build a small house.You will be richer later.
I like how you started the video… you said they had called you to help them sell the property… they have no idea how the market is… give them the price you believe the home is worth.
In my view that property will be hard to sell and whoever is buying it would be buying the plot to develop it… infact that house lowers the price of that plot. They are deluded by the fact that section 58 is in demand. Very nice review Mr. Ezra.

Stop wasting money whoever wants to buy that house. Buy in Barnabas, build same type of house, the rest amount of money, invest in your business na maisha iendelee.

In real estate the language is Location, Location, Location. Prime location is most desirable. Example a 1960s house in upper hill Nairobi will be more desirable than most properties in Nakuru.
