What are the spots on the hall wall behind you?
I like your thoughts and methods for a quality build. I have not encountered very many people who pay attention to the details. Sometimes it is frustrating.
Spots on the wall are low volt wires for under cabinet lighting.
Speaking about going to the city to get a variance.... will that cost money and time? Or is this sometime that can be obtained in one trip?
It never hurts to ask, but most of the time it is a no go

No brand, but the wood is oak.
