Does this property fall within the 5km border rule or the 5-15 km border rule? That is, can a foreigner buy this farm without restriction?

What is the pollution situation with Lake Cocibolca/Nicaragua? I've heard that they've been pumping raw human sewage into the lake for the last 100 years. And, even more surprising, I've also heard that they are still doing it -- WTF?!? If this is true why would you want to let your livestock drink this kind of contaminated water? I personally wouldn't want to live anywhere near that body of water (again, if my suspicions are true).
In thr past yes, however there has been man big strides made with international donor funding to all sewage treatment plant, connect citynof Granada to a sewage grid and much more.
People do swim in several areas of this lake.
Keep in mind that Nicaragua is the 2nd poorest nation in the Americas region.

It's just that if I'm fleeing my home country of Canada and have a choice between a country that may have poor sanitation standards versus one that has high standards, is this a big enough reason to move to the other country instead of Nicaragua? I certainly love Nicaragua's response to both Covid-19 (i.e., let everyone keep living their lives) as well as their response to the Canadian Freedom Truckers Convoy ... any govt that calls out the hypocrisy of our tyrant Trudolf will always get my respect. However, I have to balance that with other issues as well. Currently it's a toss up between Nica, Uruguay and Ireland. But I might just buy a place in all three and stay in each one for 4 months of the year. If I did move there I'd definitely want to buy a working farm (i.e., hire staff to run it for me but a peaceful place for me to vacation in).
