Also look for recent redecoration to cover damp problems. Also seller may try to hide the smell of damp by sprays or scented candles. Mould can be wipred away before your visit, however if you look carefully you wil see it. I learnt these tricks at my cost.

Very helpful pal, there's green algae at foot of front house I'm not too bothered about, but the gable end wall has high damp reading in places but inside there are no signs at all nor smells. Baffled so got a PCA damp survey being done Saturday. Fingers crossed it's something simple. Thank you for vids they're taking much of my time up lately gadgy.

You have just described the house I am buying. Showing damp stains in one corner of living room, and up above is a leaking gutter, and pointing on verge needs attention. Back room downstairs has a damp patch next to french window at skirting level. Pointing on outside at this level is shot, and i think cold air is condensing on inner wall (small cavity.) Pantry has blown plaster at bottom, but no smell of damp, I suspect poor ventilation (old terraced with usual chimneys blocked up, double glazing etc.) Also a hopper from bathroom drains is corroded, and water pouring down side of house, luckily the pointing has survived this. Ground levels are very good for such an old house, largely because there are no gardens and it has just been flagged around the building for many years. No doubt an unscrupulous damp firm would want to knock all of the perfectly good plaster off, and inject shite into the walls. I have learned a lot of this from your videos, and possibly saved a fortune. Many thanks.

Thanks for video, very helpful. We have the mould on wall near a new window, and feels cold/draughty. Window is only 2 years old, though, so likely coming around the edge of the frame (hopefully)?

Check if the window fitter has put a plastic strip around the inside, it may not be plastered behind it or all filled with foam.

Thanks for responding, it has a plastic trim. Can't really see because plaster and window board, but looks like foam is incomplete. And there's a gap between old plaster and new window. I'll top up both and hopefully it'll help. Thanks again, appreciate it.

You would need a survey by a relevantly qualified specialist damp surveyor but due your own due diligence as some are better than others

He could be right🤔 time will tell, if you see Peter again ask him to come on my podcast, I don’t want to talk about damp just interested how he ended up doing what he’s doing.
