    We bought a flat for 10 lakhs in hyderabad in 1998 and sold in 2022 for 91 lakhs. Same time a colleague bought individual house for same 10 lakhs but sold in 2020 for 2.3 crores.

      Still you are lucky , because you managed to sell your 24 years flat for 91 laks. Because a flat with life of 22 years means almost flat life is over. So you took very good decision and you got one bakara 😂😂😂

      @@RK-wf7re We had a tough time selling it and the guy who bought it is no bakra, The flat is in a very prime location and the purchaser bought it more for the undivided share. He already owns more than half the flats in the apartment. Someday he will own all the flats.

    I am 29 years old.
    I took second hand flat in Vizag near to Steel plant
    This is 16 yrs old flat.
    The reason i purchase second hand is, if i want to take a 2BKH for rent i have to pay atleast 12K rent.
    For 1BKH 8K to 10K.
    I decided rather than paying monthly rent i am gonna stay atleast 10yrs so i decided to take flat. For new flats min price is 45L and rooms sizes are aslo very small.
    But flat i purchased just for 25L with good living space. I can happily stay atleaet of 15 yrs to 20 yrs in this flat.
    Rather than paying rent in additional 8K i am paying as EMI obviously i will own this house in 8yrs
    So according to me if you dont have enough money yo buy new house and rather than paying rents go for second hand house by paying little more as EMI.
    Than plan for bigger or better one as long time goal

    Sir, this is not applicable to all areas and cities. I bought a flat in Chennai for 40L in 2008; now no buyers if I want to sell for 80L. So buy an apartment only if you want to live there. Don't see it as an investment

    I strongly believe what ramprasad garu told. Being 4 plots owner in Hyderabad it is becoming tough for me to sell my plot in mehtadkhanguda, tukkuguda and kottur for expected price. I could have invested in flat. 😢

We gave our land for development total 15 flats we got 6flats and builder 9 flats. We sold 3 flats and kept 3 flats for rent,planning to give one more land to development.     ఇండిపెండెంట్ హౌస్ సరైన రోడ్లు సౌకర్యాలు వున్న ఏరియాలో ఎప్పుడూ విపరీతమైన ధర ఉంటుంది. అపార్ట్ మెంట్ ఎన్ని సౌకర్యాలు వున్నా దానికి కాలదోషం ఉంటుంది. అపార్ట్మెంట్ ఎప్పుడూ అద్దె ఇల్లు లాంటిదే. అక్కడ వాచ్ మెన్ కి కూడా భయపడుతూ బ్రతకాలి. ఒక విధంగా చెప్పాలంటే బానిసబ్రతుకు. ఈ బిల్డర్లు అపార్ట్మెంట్ మంచిది కాదు అని చెప్పరు. ఎందుకంటే వారి బ్రతుకుతెరువు అదే.

    I disagree to the logic made....I purchased a apartment in 2013 and got possesion for 2017 for 37 lakhs and sold it in 2023 for 38 lakhs. The apartment was in Chennai. How do you justify this

    Simple without wasting time.
    Follow this no need to watch all these Videos.
    Buy A Flat only in any of below cases.
    1. If you are getting rental yield 0.5 rate of interest. i.e. if u buy for 1 cr u need to get monthly 50 k rent.
    2. You love to stay only in Own Property.
    3. You became old in age and nearing retirement and need some rental yield if it matches criteria #1.
    Simple follow above. For investment as well u can buy Flat but u need to immediately sell it by the time the Flat is ready for occupancy. Otherwise Land always high yeild for investors who hold it long..

    After all this, i can say Flat will not give 15% CAGR, we must invest on flat in approvals stage and sell it after completion to get good returns. If u want to stay in a flat dont expect more than 7% CAGR

    If an apartment or any asset is growing by becoming double in every 10years means its giving rate pf returns at 7%... precisely its same as investing in FD... ideally it shd get double in 5-6years for the risk ur taking by investing in real estate.

      @@hardikkunkalagunta2173 rental yeilds are 10-15k for 60-75L flats in Cities like RJY and 20-25k for 1cr flats in hyd.
      Precisely 2-3% a year additionally and building maintenance,wear and tear are excluded.
      7-10% on flats are not an ideal investment as growth rate will get stagnated once appt reaches 15+years of age.

    Sir,I purchased 3 bed flat in Begumpet Hyderabad 1989/ 90 for 3.50 lacs...and spent 1.00 lac on interiors etc...I enjoyed staying for 15 years and rental income rest of period. Now,I get offers of 85 lacs...waiting for 100 lacs.. can it happen ... There are no new ventures possible as land rate is 2.50 lac per yard as of now. Pl guide

      The increase in apartment rate is due to increase in land rate which had caused indirect increase in apartment's rate...
      UDS... Share increases the value.

      Usually the growth rate forms a plateau with slow increase in price... You can observe there was a great increase during particular time period...
      You can still get 100 lakhs but how much time does it take??

    Ramprasad garu, again you are comparing "Selling of a flat in city vs Selling of a plot outside city", This is absolute wrong...
    Please compare Apple with apple.
    Try comparing a flat of 1500 sft vs a plot of 150 sq yards at the same place.
    Take example of Nizampet, Miyapur, Bachupally - the flat cost per sft is 6k - 7k + 10L amenities, which means 1.15 Cr is the price of flat
    If you take plot of 150 square yards, only the land price per square yard is 80k which is 1.20 cr only plot, if we construct house add 60 lacs , then total price of Independent house is 1.80 cr ,
    In reality, we are not getting an Independent house for 1.80 cr in Nizampet, Miyapur and Bachupally..
    But for 1.15 cr, we can easily get 1500 sft flat..
    You are right upto 80% , no doubt in that..
    But in few cases, this video is an example, where you compare "A flat with in a city vs Plot which is outskirts" doesn't make any sense..
    So if you say a flat will get double in 10 years and easy to sell, Then the Independent house will be 4 times to that...

    I have flat and plot, buyers are ready to buy my flat, my flat is 30 years old and buyers are there, it will sell in a week period
    Bu my plot is quoting very less price, it is orr facing thukkuguda and very difficult to sell and getting less prices.

    Sir, every flat has some life. So what is your suggestion that for how long you need to hold a flat and think of selling it so that you relaise good amount of money. Beyond which we may not see much returns.
    Similarly in the area where area is developing and expanding the prices of flats will keep increasing. But in a saturated area demand might be there but the prices may not be shooting up at the same price. So comment in that perspective also.
