Hi Peter 👋🏽 I have a “mobile home park” deal that I found a private lender to fund the property bc ALL of my nonbank commercial lenders that I had in my contacts and network wouldn’t fund the deal bc of the rural area the mobile home park was located in and the city’s small population was less than 100,000 people. But I had them reach out to me on Alignable and they wanted to finance the deal. So we’re just waiting to see if the Real Estate attorney gives the “Green Light” for my client to pay the $1,500 Loan Origination Fee

For the algorithm
Sounds like you were a newbie and didnt run like a system with a good team when you had houses.
This is the problem i have with guys like you who do these comparisons. You all do this to push your apartment course selling agenda.
You look at a 20 unit and compare it to 1 house. That's dumb and nobody would ever do that. You should compare 20 homes to a 20-unit to be more fair about it.
Both have advantages and disadvantages. I think single family is easier to manage because you can dump everything into the tenant. Tenants pay all utilities, maintain lawns, etc. Apartments have common areas and constant exterior cleanup and maintenace, garbage issues, tenants living on top of each other etc. Small multi is the worst for management.
Apartments you can force income higher and gain instant value, but often that doesn't translate into that sales price. The next guy wants to make money as well. We will see in the next couple of years... apartment rents have flattened or dropped lately... that means values dropped.. I'm just saying.
Both are great investments.
