Sell Here. Buy There. Move Later.
This is a trend many Californian's have been doing for the last couple of years and has paid off for those who took action.
Here's how many clients have implemented the “Sell Here, Buy There, Move Later” strategy.
• SELL their current California residence.
• BUY new home in new location.
• RENT in California until time to leave.
• RENT new home as either an annual or short term rental.
• MOVE into the new home when they’re ready.

I’ve worked with client’s who have successfully implemented this process and others who did not.
Those who did, are very happy they were able to acquire the new home at the current market price and know they are guaranteed to have the house when they need it.
Those who did not implement this strategy in some cases, may have made more money by waiting to sell in California, but the home, location, or neighborhood they originally wanted is no longer available or they can no longer afford it.
Also, it is really common for the owner’s to use the new home as a “lock and leave”.
Meaning they do not rent it out, but use it as a second home or a vacation home until they leave California.
It’s common for the owners to split their time separately between the two locations as well.
The combination of low inventory, cheap money, and great demand, many have found if they wait too long, they regret not performing faster.
