My theory is that Guiding Light actually shuts the door so Seek can't catch us. It did something similar with Figure, by knocking down a lamp to distract it so we don't die after we enter the library.

He can’t break the door probably due to some supernatural force preventing him. e.g Guiding Light or some other entity we are not aware of.
