    The shabby house next door would be my first turn-off. Her half had great curb appeal. What you did for the interior was outstanding.

      $20,000 over the asking price!!! The big lesson, after she made structural and appliance upgrades, is finding and placing furniture that fits an open floor-plan. She basically closed off the space with too much old and un-matching furniture and shoes. It looked like a garage sale in there.

    Simone is so cute and so clueless it is endearing! So glad she got your help. Sometimes things are just overwhelming and I think that is exactly what Simone was experiencing. She just needed someone to give her perspective in a way she could understand. GREAT job!

    I won't lie, this homeowner seems a bit difficult to work with.
    Complaining about how she can't afford her house, but seems to drag her feet on things. Questioning the designers, complaining that things aren't her taste.
    Even how she says "Oh. Ok."

      ​@@Xombertto be fair those shoes looked kinda cheap. She probably had a lot of them from before buying the house. And they definitely cost less then materials and labour for built in shelves and generally remodeling a house.

    It astounds me that most people can’t see the potential in houses. I didn’t see much wrong with the house to start with (not the colour I would’ve chosen but that’s an easy fix). But in saying that, we bought a house that wasn’t officially on the market yet because the owners hadn’t had the chance to tidy up and get it ready for photos. The agent just knew it was what we were looking for and asked the owners if they were ok with us going through. They were but apologised for the mess (kids stuff everywhere, but we have kids so we get it 😂). We were able to look past the clutter and see its potential. We haven’t settled yet, but I’m so pumped to get in and paint it, replace carpets, etc.

    you can tell she put in the washroom and instead of utilizing the dead space under the stairs...she ate up the limited space in the front room. She's one of those "first thought" and go type people instead of thinking what works best.

    This place was screaming lack of storage with those shoes everywhere. I don't mind "granny" linens, I like it, but not shoes everywhere. Pictures and flowers (alive) make wonders.

    Simone saying its not my style...that doesnt matter because she is selling the house and what she should be interested in is what buyers want not what she wants...she can do her style in the next house...having said that what is her style because currently the house she owns has no style whatsoever! When selling a house you have to think of the house you own as not being your home anymore it will be someone else's home and you have to discard the house from your mind all while dressing it to sell!

    Perhaps if she bought less shoes she would have had money for paintings and vases. I'm sure there was a Goodwill in her city where you can get some good things cheap. She also seemed surprised that 5 sofa's in that tiny space was excessive. She didn't like the house with the country furniture because it was not her style. I'm not sure what her "style" is based on the stuff she owned. It's a good thing she finally sold the home. I bet her condo won't look any better.

    The real estate agent said, "Flow of energy..." What?! Tell me how good the roof is, and when the floors were done; I don't care about energy--unless he's talking about a short in the electrical system! I really wish I was in the market for a home, since I can see potential in all these houses, that the agents and buyers apparently can't. If you're put off by the owner's furniture and shoes, you might not be ready to own a home.
    For me, the biggest downside of this one, was the "semi-detached." It's a duplex, which means you better have good neighbors on the other side of that shared wall, or your life will be miserable. I also wonder if that yard they were talking in, was the back yard of the house. There's a LOT of work back there! I'd have done the front with fresh flowers in the beds, and maybe a patio glider.

      Unfortunately buyers care about "flow of energy" and "vibes". For me it makes no sense either. As for me semi-detached is not a problem at all as for me at least deal breaker is car dependence so will always choose condo, townhouse or semi-detached in a city. But again it's all about preferences whereas good bones of a house are not about negotiation.

      @@Erintii I wonder if buyers understand, all those pretty furnishings and decorations go with the seller. When they get the house, they'll have the boring, empty box--that they turned down before the four thousand dollars spent on decor.
      The carpentry is worth the money, as is the backsplash. But....everything else belongs to the seller, and it goes. I'd rather offer that 4k as an incentive to a buyer, to put their own personal touches on the home.
      Most of these homes would show/sell, if the owner would just clean, repair, and de-clutter. Rent a storage unit for everything but what you can't live without. Keep it company ready.

      Yes, this show is about decluttering and painting. It's crucial to keep place clean and decluttered.

      The former dining room became the front sitting room. The bathroom is to the left of the floor lamp in the newly staged front sitting room. The new dining room is the room that had the five sofas.

    The shoes need tidying up - having them all over the place makes it look like there isn't any storage space for them. Why that many sofas and chairs? The table in the kitchen is in the way.

    while this is all good and well, why does it matter how the house is furnished/decorated? Don't you as the buyer bring/buy your own stuff and rearrange everything to your liking?

      @VampireNavari I'm guessing it's related to the "bargain asking price of $419k". Inspections may have looked past the poor room flow and unappealing presentation if, say, it had been listed at $380k. But buyers, like the two ladies towards the end, stepped inside with expectations at $419k - and her house fell short. This was an interesting show - to see a first home buyer, and how she did not fully understand her own needs and lifestyle when buying a home.

    I don't understand why this was even put out. It's just a little bit of a regular show. Part of the interest for me is to see what renovations are suggested, why and how it is completed. I'm glad she sold her home. I also wanted to know how much it cost to fix up her home to become sellable. Did they buy new furniture or just rearrange it? If so, how much was the total for the renovation? Again, I didn't see a real purpose in putting this video out. Sorry...
