    Deck
     Remove existing stairs and railing across the front of existing deck.
     Install new step as designed and replace decking on existing deck where it was cut for existing railing.
     Install new PVC trim to grade as designed.
     Install (2) stair rails to match existing as designed.
    Patio
     Excavate as required for new paver patio and compact all subbase per ICPI specifications. Excavated material will be removed from the site. Patio will be approximately 1,617 square feet in size upon completion.
     Install compacted 21A aggregate base material in 4" lifts. Minimum base under all paver patio systems is 6".
     Excavate and bury drainpipes to redirect water runoff from designated downspouts to locations in yard with negative grade as determined by project foreman.
     Install "Lakeland" 4-piece flagstone from natural paving. Pavers will be installed over concrete with mortared joints
     Excavate and pour concrete footers for CMU block retaining walls.
     Install CMU for retaining wall / steps.
     Veneer existing retaining wall steps with Eldorado Mountain ledge stone veneer or similar.
     Cap steps with 2" thick natural chiseled edge Lakeland flagstone.
     Includes 6’ of sod around the perimeter of the pool deck and seed and straw for the remainder of the site restoration.
    Low Voltage Lighting
     100-Watt Standard Transformer and Low Voltage Wiring Assembly. Includes exterior "in use:" outlet cover per code.
     Install (4) TREXLED "White" riser lights. Lights will be installed (2) spaced evenly in every riser.
     Install (6) 6" Black Integral under cap low voltage lights. Lights will be installed under stair treads.
    Custom Gunite Inground Swimming Pool
     Specifications to be 804 sq. ft. freeform 3’6”-8’ deep.
     Standard Engineered pool plans for County Permit.
     Pool excavation with all excavated material remain on site. Does not include rock removal. If rock demolition is required, it will be billed in change order at a daily rate based on the type of equipment required.
     Includes custom stairs as designed. Includes custom 60 sq. ft. tanning ledge & (1) 14 sq. ft. swim out with one step as designed
     Coping to be tumbled 2” irregular bluestone. (cut to fit the pool).
     Includes (2) skimmers, (1) dual main drain, (2) returns, & (1) auto pool cleaner line.
     Includes all associated plumbing from the pool to the pool equipment area. All lines to be run directly to the filtration system and have applicable valves on the suction as well as the return side of the equipment so each individual line can be isolated.
     Pool tile to be 6” MasterTile Taormina Series “Valtaoblu 6” or similar. Tile selection to be finalized with client separately. Glass and other specialty tile will be an additional cost.
     Plaster to be upgraded to include the Diamond Brite “French Grey” exposed aggregate plaster in standard color options. Color swatches and examples to be provided to the client for review and approval separately.
     Electrical - to include the main home run from the house to the equipment location. Electrical service includes the installation of the pool lights, sub panel, control units, wiring of all pumps and filter. Heavy up is not included and will be a change order if needed.
     Final grading/backfill around the pool/patio project will be done with the excavated dirt from the pool & patio.
    Items Included
     Pentair clean and clear 450 sq. ft. Cartridge Filter (no backwashing required)
     (1) Intelliflo variable speed pump
     Pentair Intellibrite Underwater LED Light (2) Lights change colors and are programmable through the control center.
     Easy Touch Control Center with (2) actuators, with WIFI access so that all functions can be controlled via cellphone, tablet, or computer as well as at the equipment itself.
     Automatic Pool Cleaner. Polaris 280 with booster pump and applicable plumbing tying into the main filtration system
     Pentair 143k BTU electric heater
     Maintenance Kit includes 16 ft. telescoping handle, heavy duty nylon wall and floor brush with leaf skimmer; water test kit & vacuum hose with head. Includes pool school session with project manager at project conclusion.
     Salt cell
     8’ diving board
     (1) PVC sleeve and fitting in tanning ledge for umbrella
     Newly poured concrete pad for pool equipment
    Electrical
     Provide electrical permits and all inspections required for the wiring of the new swimming pool area.
     Electrical - to include the main home run from the house to the equipment location. Electrical service includes the installation of the pool lights, sub panel, control units, wiring of all pumps and filter, wiring of the heat pump.
