Nicely updated, but very small for the price.
Certainly move-in ready and in an ideal location. Ideal for someone single… it would be quite small for a couple, in my view. My wife doesn’t like the bathroom being right next to the kitchen-dining room combo (eat-in kitchen as we called it where I grew up in the US).

Stunning! It's the perfect size for a single person with occasional guests. My final thoughts were to make the corridor into an office with small sofa bed, make the larger bedroom into the lounge, and keep the small bedroom (with a smaller armoire).
...Then I saw the comment that suggested putting the kitchen in the corridor and making the existing kitchen into the lounge... really like that idea too.

Wow, the commenting whiners are… geez. No this place like many are not like your home country, but…?!?! Don’t like keep moving. Beyond that this place is livable, near public transport and a bargain as well. You want lower price then make an offer… if it sticks so be it, if not move on.

Not sure about the price. For a little bit more you had a wonderfully stone and arched property. The one that had the squeaky wood floors in the 2 bedrooms upstairs. 😊 Has that sold?
I’m wondering if the wall between the kitchen and bath could be taken down and if the bathroom could move to the corridor/lounge space? That way the extra space from the old bath could be incorporated into the kitchen to maybe make enough space to have the kitchen, dining and living room be all together as you enter the apartment. The second bedroom is small, but perhaps it could have a study with a pull out sleeper/murphy bed? But that may be pushing it and maybe it’s just better to have a daybed or bunk beds in that space.
Hi, This apartment could be made lovely with a little flair and removal of the dark, heavy furniture. That table takes up far too much room in the middle of the kitchen. A small table by the window would do nicely. Kitchen definitely needs updating even though it is liveable. Bedroom is great. Hmmm I like it a lot BUT considering there is quite a bit of work to do plus bathroom off kitchen, no real living room unless you use the 2nd bedroom for that and no outside space to sit, compared to others on your site, I think it is over priced.
With updated furniture it would be pretty nice place.

If you're looking for a vacation property with rental potential this might be the place. I do agree, the price seems a bit higher, but buyers need to remember that there's an asking price and a taking price. The kitchen is functional and could be updated over time. The wide corridor would make a perfect bunk room in my opinion. The smaller second bedroom could be used as a lounge, possibly adding a nifty horizontal murphy bed unit of some kind. Not my most favorite property, but given Popoli is a destination location for many, this could be a perfect Airbnb.

Italians tend to use dining rooms as there living rooms, they often sit around the table chatting and watching TV.
I do understand yes , location , space ánd i dó like that interieur from the bedroom ... i can work with that ' set ' ... 😂❤ but however super, for me it shoult be renting out , because i have a totaly different taste it all has to go (almost ) sorry 😂,so a l off koppels or solo mio, will fight for this one . No living room, just a hall way?
The living room (hallway) is ridiculously too small as well as the second bedroom. Price should be 40,000 because you need to remodel the kitchen. Bedroom furniture all needs to go, too massive for the size of each room.
I would put non-slip tiles in the bathroom which don't cost much but I would change them everywhere because I don't like them
Sorry to piggyback on your comment Todd but seems comments are turned off probably due to the several ‘scathers’. Since you mentioned the two small areas I wanted to add my thoughts on that.
First, well done again Dynamic Duo (Dave & Dominico) and let us not forget Silvana’s efforts! Fabulous location! Gorgeous building, well maintained unit with lots of potential!
I have to say something I rarely utter during most property viewings be it realty website or any home finder channel: I was delightfully impressed with the bathroom. Not a fan of narrow bathrooms esp because the washing machine is typically occupying a considerable amount of real estate. BUT this bathroom had ample space and the washer was neatly tucked away. Delightful!
The side halls or narrow rooms are always curious to me. For this property I’d probably turn the larger hall space / alcove of sorts, into a walk-in closet. You could then remove the lovely but massive armoire and have more space in the bedroom.
I always am perplexed by narrow singles as guests tend to come in pairs. Being a single person, I am keenly aware I will be relegated to the single space during any visit😕. The world is unkind to independent people.
If possible, I’d combine the single room with the soggiorno and add a sleeper couch as Dave recommended.

Most people want an 8-10 minute video to keep their interest which I would guess is that you do want to keep someone's interest...?

But I understand the multiple reasons why he takes his time. While we want to see the property fast there are a lot of people who enjoy taking their time. Plus they can get dizzy from fast camera movements.
Add that to how the YT algorithm loves content over 8-10 minutes 20 mins and even drools over 50+ minutes podcast style content, then these videos make perfect sense. 💪👍

I always feel like I’d have to squeeze by all that huge furniture in these tiny rooms sideways. And ALL these apts. are like that. What’s the deal with that? A bathroom in the kitchen is, yuck. The real problem with all these cheap places you show is the that the layouts are awful, no amount of cosmetic work can fix that. Since you are advertising to expats I assume you want to appeal to them, these places are cheap, and that’s really the only thing that is appealing. This one IS move in ready, but it just doesn’t flow and it is FAR from the worst I’ve seen.
