I live in a co op. You are allowed to sublet a unit. Judge Judy is correct. The sub leasee has to appear before the co op board and be approved to live there.
There are different rules for different co ops. You have to follow the set of rules for your co op and the co op management would have to interview them and it be approved by the entire co op cause they don’t want like junkies and pedophiles living there, and that’s if subletting is even in the bylaws to begin with. Some co ops have it I’m their bylaws that you cannot sublet at all.

For those unfamiliar with what a Co-Op is:
It's similar to a condo but you do not own the actual title to the unit you live in. You own shares (like stocks) of the co-op and you get a proprietary lease to occupy the unit.
Co-Ops have varying by-laws but they're usually pretty stringent. I know some that allow renting with stipulations and some that have strict no renting rules. A Co-Op board has a lot of power. They can deny a perspective buyer/renter or renter for nearly any reason. People like Richard Nixon and Madonna have had Co-Op board reject their applications because the other owners didn't want paparazzi hanging outside.
Breaking any rules in the Co-Op is a no-no. Since you don't have have the actual title ("own") the unit, they can move to kick you out.

@@CheesyFrogit’s not a timeshare, it’s akin to a condo, but the building is a corporation and owners have shares. Then you get a special lease to your actually apt. When you pay your maintenance, it includes real estate taxes which why it’s different from common charges and HOA fees.

No. They found a tenant to rent their home - like millions of people do. Instead of giving up the place, they simply rented it out. Their downfall was that they did it on the side, didn’t get the co op permission to rent. Sounds like the co op found out, the defendant was the co op witness against the plaintiff in the co op getting rid of the plaintiffs.
But, that doesn’t mean the plaintiffs aren’t entitled to justice if the case is nothing todo with the illegal rental. He said she stabbed him in the face.

Co-ops have an extensive vetting/interview process. That's one of the whole point of a Co-op. Every person has a stake in the Co-op and they are particular about who they allow in. That's why it's almost unheard of that you can lease out your spot. The Plaintiffs wanted to make some money and thought they could keep it under wraps because the Defendant was a work colleague. Can't wait for Part 2.

Subletting is an epidemic. In 2023 this thing is being done as AirBnB arbitrage where legal landlords have no idea that their tenant rents it out via AirBnB and makes out like a bandit on daily/weekly rentals. 9/2 times landlords have no idea that their "tenants" are making like $2000-$5000 per month off property they neither own nor live in. Until someone gets caught. Then it becomes interesting for everyone involved. Section 8, projects, high rises... don't matter... some people rent a bunch of apartments at the same time for arbitrage.
… also folks in rent controlled areas like San Francisco will rent out their shit and pocket big cash. But don’t get me started on foreign investors that buy property and do nothing with it
I would think it would be very obvious at an apartment complex because usually someone works on site either a manager or maintenance worker. a lot of different people coming and going every week would attract attention. More likely they overlook it if it’s against the rules. My cousin had an apartment then moved after she inherited a house. She rents out her old apartment as an AirBNB.
