    Theres something going on that i think nobody has mentioned. But ive been noticing. Im currently active making offers. And i think there is realtor manipulation which is buffering the correction of prices. Only advise is to stand firm on offers and stop offering over asking price. Ive been asked by the realtor to offer more to have a better chance to get my offer accepted and i pull back and the property is still listed for sale. I had a talk with another home buyer at an open house and brought up the same thing happening to him. Be very careful who you trust to be your realtor. Realtors make more commission the higher the price and might have been investing in real state in the particular community so it might not work out good for them if comparables start decreasing drastically. If we keep over paying we keep validating high prices

      10% less than the listed price. Bring your new realtor upto speed about your action plan, you both have to be init together.

      Exactly, my realtor refused to let me negotiate the purchase price down on my home. Even though there were issues found in the house. Being new and naive I over paid for the house.

      @@smellybut33 Did not make another offer, more homes started to get listed with more square footage for the same price or under. And im seeing more price cuts. Im still making aggressive offers despite what the realtor says. But the face they make when you tell them you want to make an offer below asking price.

    The first home we had an accepted offer on, we let our realtor talk us into a more expensive home than what we were truly comfortable with. Thankfully it didn't work out for other reasons, but I completely agree with educating yourself to become your best advocate. No one knows your situation more than you. At the end of the day it's your bill

    I was extremely fortunate that the first agent I dealt with was so over the top in “pumping up” my FOMO that I knew something was NKR (not quite right). He opened my eyes to how manipulative the market can be for buyers (especially first time buyers).
    Though I dropped him like a bad habit, I owe him some thanks as he’s really helped me interpret data resources (Zillow, Redfin, etc) with a healthy bit of skepticism, and given me an appreciation for agents who don’t treat me as an easy mark.

    Binging your videos. Some things I should have done earlier- but you're giving me the confidence to make the right moves going forward. (had that "I'm just a 1st time buyer, low budget, small value" mindset). I live in middle of nowhere small tourist town Wisconsin. Houses are mostly owned as second homes or vacation rentals- which is why I need to buy, long term rentals are almost impossible to find. But houses to buy are equally difficult. I'm single income and VA loan... Learned a lot- greatly appreciate it!! (I don't clip nose hairs... & don't think my agent does either lol)

    This video came 4 months too late. I like my house but it was my first purchase, I over paid too much and felt my realtor was just trying to rush and make the sale. It didn't help that both my realtor and the sellers realtor both worked for the same firm. I learned a lot from this purchase and now know what to look for and how to vet for a better realtor.

      Same. I was all happy to have a degree, escaped the low income cycle, and got a good paying job for the area. Then housing costs doubled. It wasn't easy, I didn't date in college, then started my career, then the pandemic hit shortly after. It's hard to see a reason why I should continue trying if I can't afford a place to keep. Plus dating is nightmarish these days. Thinking of just getting a trailer and doing consulting work for more time off.

      @@DoubleOhSilver get a side hustle that you are passionate about and do your best to make more money. And go workout. I agree that dating is horrible right now. There is a dating bubble going on right now. 😅 but, become the best version of you and you’ll be fine.

      @@Fitness_Lorenzo side hustle is never worth imo, esp once u get a partner. Less time to spend together for maybe an extra $10k a year is just too much to sacrifice. But def hit gym and ask for a raise every year. If your salary increase doesn't match inflation it's a demotion

    I know you’ve made a few videos in the past but I always find it interesting when you talk about finding/picking a good lender. There’s lots of info about realtors it seems but the lenders seems like a black hole of chance. Not just the numbers game but also the lender themselves. We would especially like to avoid the ones with long nose hairs.

    Things I learned from buying.... Insurance Insurance Insurance! Lol. No one tells you how much Insurance, flood zones, repairs needed, hoa info and fees, Lender paperwork and approvals, etc... I'm glad it's over and done. Seems like cash deals would be the easiest. Lenders can be brutal. Sacrifices! I rethink dinners, shopping, boba drinks now. Never had to think twice before but its worth it in the end. Luckily, I looked up the market, neighborhood and had a trusted agent. Got what I wanted with the price I wanted. No regets 😅

    Hey Javier, I’m looking to buy my first investment property this year (2023) I see house prices already dropping about 10% and I’m starting to make offers even 10% below listing price. 20% DP, conventional, BUT the high interest rates and a possible crash have me second guessing if this is the right move or not. What do you suggest? Should I give it more time? Or go for it if my offers are accepted?

    I showed my agent a house that's was sold new in 2018 and now July 2024 listed for 100k above the previous price it was sold just to show the agent how houses were overpriced. Agent told me not to focus on sale history. Then I was like mmmhh???

      Have your agent write on the offer a response time. The seller doesn't have to sign it though.

    Javier- we are first time home buyers in Minnesota and we have lost on 7 homes now since March (2nd place on most, sellers dropping out of their acceptances to use us as leverage, etc.) Would you be willing to share any advice on how to (1) keep your morale up when hunting and (2) go from a consistent 2nd place to finally closing?
    For context: We are writing escalation offers of $2500 over highest ask and we aren’t willing to put more than 2% down in appraisal coverage, but we have been beat by people putting $30k+ in appraisal coverage - and by people who just are putting more %-down on the mortgage. We have even been forgoing inspection (cautiously) on many homes to try to win - we don’t want to be extremely risky though because this is our first home and we don’t have a ton of cash. Just enough for 5% down (with emergency funds saved of course).

    Just looked at the sold houses in my price range from last year. They are now on the market for atleast 3x the original purchase price. All flipped and stripped of character. I'm looking to buy next year, but this realization just made my stomach hurt.

Say I could only afford and or prequalify for 2500/month but there are places for $3200/month that would cover half or more of the mortgage due to the other tenants.     Do research on your agent and loan officer/bank. Not the housing market. You can hire a new inexperienced agent or one with bad reviews and not familiar with the Market (same knowledge you have).

    But I mean wouldn't it make sense to also get days on market & absorption rate for the type of home you're buying? (Ex. Houses in your price range) Or is the general number good enough?

      I think the more specific you get the more insight you generate for your desired house. For example, homes that come up on the market for $200k likely sell much faster than homes in the $500k market. Variation may also be seen based on square footage or the number of rooms, single or two stories.
