  • We show you the abandoned house that we bought. I have been wanting to get into the rental world for a long time now. Today is the first day of cleanup and one day closer to renting this old abandoned house our to our very first renter.

    I built a 2 bedroom, 1 bath apartment over my mom’s house so we could take care of her. Unfortunately, she passed away only 2 years later. We couldn’t afford the entire house expenses, so we rented upstairs to neighbors who had to move out of their rented house because it was being sold. These two lovely ladies lived upstairs for almost 29 years! One passed away at 97 and the older one at 101.5 years! I was lucky to have great tenants! Always make sure to have a lease!

      It’s a wonderful thing to get great renters. My father rented a house to some retired nuns. They were excellent renters except they were always trying to save money on electric so they used a lot of candles, which made him nervous

      Sorry to hear your mother passed away but was so glad you were able to rent to those two sisters. They both lived to ripe old ages. Believe me, you were fortunate to get those two ladies to rent from you. Nowadays it is very hard to get good renters. Many of them think you owe them a place to stay free of charge. And then, on top of not paying you their rent, when they move they tear the place apart! Now on top of not getting any rent you have to spend thousands to get the place fixed up again! My brother and I inherited a mobile home park with 22 trailers and a few trailer spaces for rent. You have to have a good lease which you can get worded by a lawyer in your county. They are up on all the lease laws. Give the renter a copy and you can keep a copy for your records. Be very careful whom you lease to. You can usually tell a decent person just by their car and their cleanliness. Also, if you fix the rental property up nicely and get the rent up there, you will weed out certain renters. Also, always call the people that they have as references and call some other rental property owners nearby and ask if they have rented to them and if they paid their rent in a timely manner. Also, be sure to ask if they left the property in good condition. If you get a bad report leave them alone!
      Good luck on the rental business. There are a few good renters still out there!

      Always do a contract Always get copy of driver's license are copy of SS card Always Rent by the week not by the Month Always get Deposit to cover 2 months Rent incase they tear anything up are fail to pay Rent before you can take them to Majestrate Court that way they have to be out in 7 Day's if you Rent by the Month they will get two months free Rent Always get phone numbers Always Do a walk through every 3 months to make sure they're taking care of your house. In contract that they have to report it immediately if there is any Electrical are plumbing problems and no changes to the home.IF YOU DON'T DO THIS I PROMISE YOU,YOU WILL BE SORRY & have it in contract they have to mowe grass @ least every two weeks and have Trash picked up weekly and no junk vehickles are old tires on premises

    It’s a cute little house. I bought one a few years ago for 24,000. Huge lot. Huge detached garage. Good bones. No termites. I fixed it and rented it for 3 years. 3 sets of Terrible renters. (I tried to always give them a clean cute place to live. But none of them appreciated it. ). Then after 4 years and fixing it up 3 times. I sold it for 70,000$ I have a different rental property now, in a better economic area. And have only had two rentors in 10 years. All u can do is try. Just remember. Business is business. Rent it thru Zelle. It’s free for you but they run a background check on all adults ( proposed renter pays for the background check). Zelle has the contract for them to sign. Keep on top of your property. If they have to mow and keep yard then drive by and make sure they are. If not. You do it and charge them. Know how to evict them before you rent. Make sure they understand that no one else except approved renters can stay I. The house more than 2 weeks. No subletting. Business! No feeling sorry for them and letting them stay. Be a marine about it.

    I grew up being the cleaning crew for my parents on their rentals. My dad started buying properties in depressed areas, fixed them up and rented them out. He stopped buying new rentals in the early 80s, and recently sold all but 1 - 7 unit property. I managed his properties for him off and on for the last 30 years (I am 65, Dad just turned 88). I also have been in the mortgage business since 1982. My advice is to determine what your requirements are, for Income to debt ratio, credit standards and your deposit/security, and rent and STICK to it. My Dad was always conscious of the renters financial situation. He never wanted to put a tenant in a position that they had to choose between rent and food. In the times that he deviated from his standards, he ALWAYS got burned! We are in CA and the Tenant actually has more rights than the landlord nowadays, so we were very careful about keeping to the standards. For my folks it wasn’t about getting rich, but rather providing income for themselves in their retirement. Out of 14 units, he had tenants that lived in the properties a minimum of 5 years. He kept rents fair and had loyal tenants.

    My father told me during the depression people who owned rentals stayed afloat, because so many people were not able to buy a home. Isn't it amazing how just yard cleanup can make such a difference.

    After mowing, leaf blow the roof/gutters (inspect the roof for leaks), trash removal, edge/mow again, pressure wash, seal up the openings, purge the garage of junk. Then you have a staging place for stuff coming out of the house as you sort and move forward. Fence mending may help with keeping the critters from getting too nosey inside the fenced area. Might consider spraying the whole yard with some permethrin to knock down the insects a bit. M'be test the soil to see what amendments are needed to help the growth of the lawn. Nice little house, corner lot sure is a bonus too.

    I had my home rented for over 30 years, but people don’t take care of your home! I’ve had people rent, tear down walls, shoot holes in ceilings, or pets in the house when their contract simply stated NO PETS, and the smell would be so bad! All in all, I’ve had to have the whole inside redone 3 times! Most of the time, their rent was late, even though all of their info was thoroughly researched! So as to rental properties, I’m so glad to have been able to sell my property! No more worries or tenants! I even had a property manager! All they’re interested in is getting their commission!

    Make sure you have insurance on the home. Tenants also must have insurance that can be verified at anytime.Put in the lease home inspections at least 4 x year. When creating your lease Tenants are responsible for any broken window and door damage. Utilities must be maintained at all times if not lease is terminated. When tenant rents always take detailed pictures before every tenant. Also after . They can't change locks . Not responsible for light bulb replacement. So many things to consider when creating a lease.

      @@cross9494 I had rental properties. Mostly good tenants. A few not so good. I had everything covered. Move in paperwork, pictures. Move out the same. So much to think about to cover yourself.

    Dutch & Brandi, suggestion. Whenever we had wasp, yellowjacket problem, my husband always said to never spray in the daytime. He always sprayed after dark. He claimed that at night the whole swarm would be in the nest. Plus less chance of them attacking you.

I swore to my self last year im done getting to old for this kind of stuff, but here i go. At 60 years old, and it's my third actual build, I am getting excited to start at it 😊

      Another thing you can do besides lifting the mower while you go back and forth only mow half or quarter width and it won’t stall as much, you still need to lift it to clear the blades.

    Good luck! I had problems with a tenant and ended up selling the place, but my daughter has had good luck with hers. Great idea for the kids. My youngest daughter and spouse have bought three places, one for each daughter when it’s time and oldest has bought two, one for each son. I think that is a great legacy to leave your kids!👍🏼🇨🇦

    Suggestion: With grass that tall you may have to weedeat the grass down, rake, then go back over it a final time with the mower. ( If it's too deep to mow)

    Dutch, with yards that bad, I used to weed eat the thick swaths before mowing. We had tons of Johnson grass and crabgrass that were so thick and wet that it made it easier to get through it with the mower. Texas Deb ❤

    You can use the weed eater over the terribly overgrown areas prior to the mower. You can see if there is debris that needs to be picked up so you won’t damage the mower. Helps a lot when it is think like you have it right now. Looks like great potential for income.

    Real estate can be a real pain, watch out for building codes! Not sure if you guys opened those windows or if they were open, but I'd look for water damage, mold, old wiring, roof damage, etc. I'd also replace the wood windows, they have a tendency to jam overtime, the last thing you want is someone getting stuck, although, I supposed they could just break the window out in an emergency. Good luck, I'll be interested in seeing how things go with it.

    Y'all be careful going into that house especially with the kids, because the floors could be rotten. I say this because I know the kids will be excited to go in, but you don't need none of them going through the floors. so y'all check it out before you allow them to go in. I seen a lot of videos of homes that looks good, but the floor wasn't strong. love you guys, and I'm excited for y'all. 🙏❤

    You can never go wrong to invest in a place that can keep a roof over your head or someone else's.
    We have be able thru the years to have whatever one of our children may need to live in someday. Nothing fancy but just a good solid living space. Either our children or their children as time passes on.

    This one family had a big cook out.and made it a day of making their house they just bought beautiful.but they had 30 people over and they got alot done.and their house wS beautiful.They were so proud.Iam proud of you two.

    You are correct, it's all about the rental contract and the INSPECTIONS. Renters can do alot of damage real quick, don't ignore your investment for long periods of time just because there's someone living there. The nicer the place, the higher the price, the better the clientel. You can be as picky as you want in your contract, it will just bring renters that don't mind because they live clean and responsibly. Know your states Landlord Tenant Laws inside & out! Get to know your tenants, care about them and be good to them and they will be good to you (a high percentage of the time). Dont let the nightmare stories detour you and remember; it is a business, treat it like one. It can be a very positive experience. Big thing is to follow your rental agreement to a "T" and don't just wing it with renters. Best of luck to you!

    We bought our Okla house in 2019. 3brm/2bth .50 acre lot in a nice neighborhood. The .50 acre lot next door came up for sale in 2023 and we bought it too. Now we have an acre with a nice house. We won't be building on it, just love open spaces. Neighbors are very happy we're not building & help with mowing when we're not able too. We're in our 70's and appreciate our neighbors! If you can buy land, do it!

    About the wasps: those are either paper wasps or a smaller type. They aren't yellow jackets. Come back at night with a good flashlight and do a follow up treatment to get the ones that were out foraging. Also, be careful of the inside of the eaves and attic as there will probably be much larger nests in there. Get a good pyrethrin spray and spray it from the attic access opening, don't go in the attic. Then spray the inside of the house for other critters and leave the premises for an hour. Open up windows and doors upon re-ntry. Do this before doing any junk removal work.

    Make sure to talk with your accountant about the expenses of the rental properties. It’s probably separate from your personal taxes.
    If bones of the house are good then you just rebuild it.
    I think the rental income after a certain retirement age is not taxable.

    Property management is a big task and a long learning curve. First get a house inspection that will give you a document to get organized. It will tell you if you should tear it down or not. If you you tear it down get a builder or a prefab house. If you decide to renovate you need to get with the town to see what has to be brought up to code. Probably start with the roof the the outside walls and windows/doors to make the property secure from weather and intruders. Then work on the inside. Do wiring and plumbing first then HVAC.If this project looks like it will be successful get a lawyer to assist you in writing up the rental agreement which is VERY important. We will all be watching!

    Just mowing makes it look 100% better, I am sure the neighbors will appreciate it. A nice large corner lot with water & power already there is a good investment. Renters can be a blessing or a pain depending on the people you rent to. All I can say is do a good background check, be careful renting to friends or family as it can cause hard feelings. Some renters are great pay on time, keep the property clean in & out, others will trash it. Make sure you have a solid renters agreement laying out what is their responsibility, such as day rent due, late fees (if any), damages. You may want a lawyer or para legal to draw one up. Yes an expense but could save $$in the long term if a problem.

    One thing I was taught about being a landlord is look inside of the applicants' car, and it will tell you how they will take care of your house.
    Also, verbally read the entire lease, line by line, with the tenant you choose, ask them if they understand, and if they have any questions and have them initial every line.

    Great investment, try and set trap for feral cat, and take it to your larger property it is a outdoor cat and great for mice/rate pest catcher if you put it in barn or outdoor area. It will stick around for the food.

    I rented many years ago and one of the stipulations to rent it was the owner wanted to follow us to my home to see the condition of our home. I am very neat and keep a clean house and he was happy what he saw. I signed the lease that day. I continued that process when I owned rentals. Never had a single problem with tenants.

    As long as you can afford it & get it fixed up to rent within a decent time - I say go for it !!
    Just please be careful who you rent it to.
    My husband & I bought a new house - 3 story - 5 BR & 3 Bath.
    We wanted to rent out our 3 BR & 2 bath home.
    My oldest daughter had a half sister & her husband that had just moved from the east coast.
    I thought I could trust them.
    Yeah - No pets & they had 2 grown German shepherds hid in a back bedroom. Any time we came - 1 would keep us in the living room while the other one slipped dogs out back door.
    Didn't pay rent on time 98% of time, after 9 mos we had to evict. They had the power cut off, not paying electric bill & were burning candles carelessly.They loaded everything up in the middle of the night. Even took our property in the house!
    Oh but they left us 8 large dog food bags of trash & all the dog poop on my carpet in the BR !!
    Some of it filled with maggots!!
    Took pics & took the sorry, nasty low lifes to court! Got back about half they owed.
    Now you see why I say - be careful!

    I wanted to do this in my younger days cause my Uncle Joe and my father could do the fixing up cause they had the knowledge. It could be a family thing but my father never could see the longevity of it. Later in years he reflected on this and said he should have done it. After all everybody has to live somewhere.     Wish I could find an abandoned house to buy and restore. I been looking or 2 yrs now and nothing is showing up in my area of 3 counties. You are 1 lucky guy.

    wow..... to fill your platter. As long as you all are happy that is what counts. Yes the property looks so much better just having the lawn mowed.     Land is a great investment i have over 3000 rental homes and businesses warehouses and more too now also,,but its a chore to keep each one up too...love it too...

    We have a rent house. Got it years ago. At our age we are thankful for it. We couldn't make it without it. We had a family in it for 5 years. Then we got some bad renters for a few months. Now have very good renters. Make sure you have the proper paper work. Rental agreements are great in court unless they leave the state. Good idea.

    I tried doing a rental once. First tenants I knew and they were great. Second renters were a nightmare, never mowed, parties constantly, and vehicles parked on front lawn, and after we had them legally removed, they stole a $400.00 window a/c unit, that I had let them use at that house.

    That yard is plenty big enough for a zero turn mower and so easy to use too, I used to have a tractor mower and then went to a zero and will never go back. A 42" would be good .
