    My comments:
    1. Careful on reits, covid might seriously hurt commercial real estate.
    2. I like HYMB for municipal bond yields. Right now I think its paying 3% plus
    3. She makes a great point on dividend stocks, you need to like the company’s financial prospects...for me thats HD which Ive held for 15 years at least
    4. I also like some income funds BTZ and BIT. Share value can fluctuate but I set the monthly dividend payout to reinvest so I am dollar cost averaging. Yields are pretty high around 7%. I’ve had both of these a few years.
    5. Always keep some cash in reserve for new opportunities and don’t put all your money in one or two investments.

      Sarah Twamley Awesome. Make sure you maintain a cash reserve balance for emergencies. Getting free of debt, especially high interest rate debt, is a great idea. 18 months ago I paid off the house rather than refinancing. I was at an old rate that was costing me 5.25%. Pretty high in today’s market. So at no cost to pay off, I took money from some mutual funds because I thought the market was a bit toppy. I feel like it is effectively an investment making a guaranteed 5.25%, tax free.
      Note, I’m an old guy so I have a decent nest egg and therefore more options. Younger people usually have less options but it is so awesome that you are actively managing your finances rather than the other way around. Do what you can in a balanced way. Good luck!

      Thank you mikey! I just turned 30 and I have to work really really hard for really long hours to make what I make as an auto mechanic. Making 6 figures as a mechanic has been awesome but all I'm doing is putting it in a savings account or spending it all wasting my money. I think what I'm going to do start is looking at index funds and I appreciate your insights on the other ones that she talked about. young people like me or I guess younger ish people like me appreciate that kind of information.

      Diversification is the key. I own dividend stocks with robin hood and use my dreamfire52 account for growth. Next is going to be a rental property if prices drop.

      I read this as she was saying it haha... Quite the impact. If you are reading this, I am sharing some of my story here, and much of it on my channel. If you are an addict, or have mental illness, low income, homeless? You can do it! Try a little every day. The past few years I started to see that I was not getti g closer to a change. And as I am currently not wasting more time, after realizing I gotta get in gear, and just the past year My partner and I have made strides! Even the past 2 years her and I have been working on our dream of buying a home, paying off vehicles, going on a trip, and getting married, possibly a baby or adopt. Now we have not accomplished all these yet, but we just started last year on the trek towards these goals. I am AMAZED how much the daily or weekly steps bring us closer to realizing our dreams.
      If you are struggling, and want to give up and just do the same old thing, please keep going! I am telling you, stay consistent, tryto stay in one place/city. Find some work odd jobs or part time if you can. Invest the paychecks into yourself first, whatever that means for you- self care/stability. Focus on cleaning up your past later, but dont let new things pile up. Just handle things as they come! Get to a good place, and you can do it. We did. We were all of the above! And now we both have careers, savings, a roof over our head, car and truck, low bills, and plans for a future. And you can too!

      I recommend watching Rose's video about Roth IRA it's good to set it up early. Along with watching videos about investment portfolio's, platforms they use, and which ETF's to invest in. Really wish I started back in college, but thankfully most stock is cheap atm(Aside from tech stocks).

    4 months after this video is posted, the SPG REIT almost has a 15% div yield. But that's already pricing in the risk that a lot of commercial tenants will probably default or go bankrupt after this pandemic. But if you have the extra money, it's the best time to pick up this sweet REIT!
    Also, thanks for such an informative video. Clicking the video, I thought it was going to be the same type of video 'Do Amazon FBA!', 'Start a CZcams Channel!' - but it is so refreshing to see this. Wealth is not an overnight thing. It's consistent, disciplined investing that makes you money in the long run. Thank you Rose! Definitely a subscriber now.

      Read "The Richest Man In Babylon" but save 1/10th of your income. Grant Cardone recommends this 40% for the tax man, 40% saved for investing, & 20% to live on.

They are Scammers or Junkies who are so Desperated and they need money $ so Bad in order to support their Fix daily. Yeah they are trying to screw with you to make Passive Income... You might be surprised most of those Scammers have a Double Life who could work in corporate by day and are Single Moms Damaged goods with tons of debts who sleep with any thirsty Old Betas trading money.

    Airbnb is pseudo-passive at best. Not only is there upfront work and cost, but there’s also ongoing work like dealing with cleaning and guest issues. Also there are non-monetary sacrifices like safety and privacy that many should also factor in. Also many apartments don’t allow for subleases or short term rentals like Airbnb so you’re risking penalties, legal issues, or even eviction. Of course YMMV.
    Like you said, passive income is not easy. Also high risk, high return/reward.

      In my case, I worked an Airbnb clause into my lease. Dunno how I managed to pull that off, but that def eliminated a lot of the risk. Bottom line is... passive income ain’t easy!

    i love reits. however, the only types of reits i tend to invest in are residential reits like eqr and avb. i tend to avoid shopping malls and retail owning reits, seems like a dying market.

      yea i can see that. retail spaces/shopping malls are declining. neimann marcus just filed bankruptcy. SPG took a biggg hit during the coronavirus pandemic, moreso than stocks

    your municipal bond fund recommendation has an expense ratio of 0.66%, sorry, but any expense ratio above 0.2 is not good enough. go to vanguard and select bonds from there, price matters. don't buy any fund above 0.2, it is not worth it

    The best way to find growth stocks, key features to keep in mind is as follows:
    1. Ensure gross margins are greater than 50%
    2. Ensure P/E ratio is less than 100
    3. Buy companies that are PROFITABLE, very important irrespective of sector.
    4. Debt to equity ratio is less than 30%
    5. Current ratio is above 1 6. and a Float under 100 million One stock that fits the bill is FLGT (Fulgent)

      Keep in mind that, like most small businesses, you are not likely to get rich from running a vending machine business. But being your own boss and calling the shots are rewarding in themselves. And if you get enough locations going, vending machines can generate a steady income for you.

    CZcams algorithm brought me here. Great tips for side-hustles. I’m interested in REIT’s and Index Funds to try out. I have about $5k I can use to invest that’s just sitting in a high-yield savings account that’s not very high-yield because of federal tax rate cuts.       sspoku yes but I would recommend other brokers than Robinhood, unless you’re only trading/investing through your phone. And if you know what you’re doing, you want to buy into opportunities at cheaper prices, like back in March. That’s only if you’re investing in worthwhile companies though, which is something you have to figure out.

    Do you have any advise for non-US citizens that want to dip their toes into investing? I'm a UK/Irish expat living in Germany, if it helps? Can l invest in US based companies, or am l limited to Germany only? I guess if not, online brokers such as Vanguard or Fidelity are not available to me, but, for example, eToro could be an option? What would be the German equivalent to a Roth IRA? Keep up the great content Rose!

    Nice video. I would go broad marked index fund first, many pay dividends also, but REIT may not be bad. Good advice to always re-invest dividends, especially when young and building wealth. Leads to the snowball effect of more and more wealth.

      Absolutely. Now is always the "perfect" time. My advice is to not overcomplicate it. Just download a simple app like Robinhood, and buy shares of S&P 500. Basically, you're investing in the American economy as a whole. I recommend VOO for a really low cost. Just keep buying that and you'll make a fortune.

    Some things to take into account with REITs they are very sensitive to interested rates, and the income/dividends you get from it are usually taxed as regular income. Not saying they are bad, just saying keep it in mind since this wasn't mentioned in the video.
    Also don't get into bonds unless you know how they work. The tax-exempt ones pay very low yields and really are more suitable for certain people. Usually, not always, but usually your better off getting a higher return and paying the taxes then very little and not paying the tax. Look at your tax bracket and maybe talk to a financial advisor. Most people don't make or have the kind of money that need to have a tax investment strategy.
    These are decent tips you can get anywhere but what's missing is the nuance and pros/cons.

      The REIT “O” is still doing pretty well during the pandemic and continues to pay dividends. REITs will come back when everything reopens, but it’s actually nice I keep reinvesting dividends at a lower price 👍.

      I use turbo tax and it's really easy since it can connect to my brokerage accounts and automatically download everything. I had over 1000 trades last year and this would have been quite a hassle to enter the info manually for each sale. Note that you need the paid version that you download and then use, not the free version which works online. No need to waste money on an accountant just because you bought and sold some stocks.

    Another great video. I love passive investing because it allows me to make money while I am watching CZcams videos. Of course, the best thing a person can do with dividends is to simply reinvest them, as you mentioned.
    I still have AT&T stock that I inherited from my dad. It basically fluctuates from $30 to $40, but always pays a nice dividend. I usually don't even pay attention to the price. AT&T isn't going anywhere. Otherwise, it's VYM for the win. I'd say HDV is also fine for people who don't use Vanguard, but just about every firm is letting people buy ETF's commission free these days anyway.
    SPG would make me nervous because malls are dying. I wouldn't touch Macy's for the same reason, even without looking at the financials. I'd put them right up there with Gamestop with companies that are dying. You're right in saying that a person has to look beyond a mouth watering, high dividend.

      Ruilin Lin Ahh 20 such a good age to start learning about all this stuff! Hmm well all the ideas I suggested start paying immediate dividends! So it’s all stuff that would help out in the short term too. Only downside is that the yields aren’t great... lots of principal needed for small % of dividends. For passive income streams that pay a bigger bang for the buck, the only ones I can think of take a bit more knowledge/effort to create. Like starting a CZcams channel, doing affiliate marketing, selling digital products, trading stock options, etc.

    Investments are the best passive income-----true.
    I started when i was 30 years old, i am now 61. It's real, invest wisely in mutual funds. Do not buy REIT, they are very volatile!!!!!!!!
    I highly recommend a LOW fee mutual fund company, Vanguard. 👍index funds. I can tell Macy’s is not doing well by being a customer. AIRB&B are illegal in NYC rentals and co-ops. A good way to be evicted.

      Fidelity just came out with lower fee, comparable index funds. They also have zero fee per trade. I just moved my Roth IRA over from vanguard for this reason. Same basic idea though, just thought you might be interested in the development.
