    Wow- great story Failure!! As a farmer, I know how difficult it is to sell land. It’s wired into us early, but I think it was incredibly wise to sell. We are raised to be workers, and those old habits are VERY hard to let go of. You & the Mrs. are in a great spot from the sounds of it. Good work, butI bet you are still doing some side work!! Blame your parents for that damned work ethic 😊

      Selling wasn’t an easy decision but it was clearly the right thing to do. You’re right that we are taught to never let go of the land but I also learned to face the facts.
      It is so much better to have a stable investment that I don’t have to irrigate 😂

    Taxes in California really suck. It's gotten to the point of discouraging people from working and starting businesses. Big employers are leaving the state. 😟

      It’s terrible. I do give it some credit for motivating me to get off of the hampster wheel however.
      The day I was driving tractor and there was a lot of commotion on talk radio about Warren Buffet paying less in taxes than his secretary really got me to thinking. That day I decided that there had to be something to it and that I needed to figure out how to be more like Warren rather than being mad at him.

    Fantastic story about your life. Thanks for the series. Loved every bit of it. Lifestyle creep was a big concern for us also. By doing what we could to eliminate it helped me retire also. Sounds like you had a couple great friends that stepped in with some good knowledge for you. Low/no debt also makes retirement easier and possible for us. Debt is stressful and wears on a person. I definitely understand what you were feeling at the time. We were lucky and never had that much but the feeling was still the same. Just an amazing story. Thanks. Steve

      Steve: Debt was and is a HUGE FACTOR for our generation. I don’t understand how/why some ppl are willing to take on so much debt. That whole “go big or go home” is a recipe for disaster

    Sounds like you purchased that land and sold at the right time looking in my backyard as a reference. Had you stayed with replanting those aging walnuts you would be saddled with that debt and a major reduction in price now vs rapidly increasing home rental prices in one of the fastest growing metropolitan areas of the state.
    About that time my brother had the same discussion on a large tract of family owned land, hindsight if they made the change then vs later would have been a much better deal.

      The walnuts that I farmed were on the leased ground next door and you’re right they were 20-40 years old.
      The land we owned was open and it seemed like the smart play was to plant walnuts on at least part of it. Fortunately I knew that I could never afford to plant and have the ground out of production for even a few years. The new owner planted walnuts on the whole thing as well as the ground that I had been leasing next door. He had old money.
      Had I continued I almost certainly would have gone broke. It is so nice to have a solid investment now that is stable and that I don’t have to irrigate.

    I bought and sold property in the early 2000's then I bought a house to rent to my son. I later sold that to get the house I'm in now.

      Very good. Real estate isn’t a sure thing every time but it has mostly been good for me.

      I understand that but we have been here our whole lives and it’s hard to imagine leaving.
      More importantly, our kids and grandkids are here in the same area. We would never consider leaving them or convincing them to leave with us.
      We have played the California game all the way through and understand how it works. There just isn’t any reason for us to leave.

      @@FailureatRetirementit really a shame what has happened out there. Great climate, wonderful soul, enough water- you can grow about anything. I get the “roots” part- it’s hard to leave a place that you and Mrs. Failure are rooting for in. All we can do is hope thst things get better and Sacramento realizes California isn’t just LA & SF.

      @@reppfarms4493 rural California will always be outvoted by the big , coastal, liberal cities. It’s just a fact.
      I do kind of sense that the tide may be turning with all of the crime that is happening.
      For the most part I’ve learned to ignore Sacramento and enjoy our beautiful state the way it was meant to be.

      @@reppfarms4493 you’re right. The people in the big cities have a serious disconnect with reality but there are two entirely different worlds here. Rural California never makes the news and is completely different.
