I have invested in both ..benefitted in both .mutual funds give u good liquidity n good rate of interest .
Real estate is very illiquid , that's one disadvantage.
But real estate can give you 20 percent per anum returns too , if invest in the right areas n right times.
So it's better to have a portfolio of both.
I remember my mutual funds gave pathetic returns between 2010--18.
Real estate gave superb returns.
So have a mix of both these asset classes

Sir, u calculated 2.5 percent for 1 year.. u have calculated appreciation on 10 years.. them we have to use this for the rental income also I.e. 10*2.5= 25% and every year we are getting so we can invest some where the same which will again compound...please clarify..

Sir, When compared with open plots, the returns are much higher than any other sector.
If you have 1 time investment real estate is best. If you are planning a sip means mutual funds are best.
Real estate is the worst investment, but people in Andhra and Telangana will never understand.
First house is not a investment as said by the person in d video.
Now people give argument that a property has doubled in two years or three years , that is very rare and not possible for the average human being to achieve except for luck .

In some cases, real state grown 5 times in 10 year's. So it's not so easy to compare real estate n mutual funds..

you only said some cases.. that means not all cases.. even few mutual funds given +40% to +100% in 1 year.. so we cant assume like that..

Plot could give 12 to 14% CAGR on an average of 10 to 15 years. Also plots are more risky as well as it will be somewhere outskirts and not quick in liquidity when needed money the most!

@@chasingdreams7181 you got the rate of return of about 16.7% which is very very normal. Stock Market. You can get at least 20 to 25% in small cap and large cap you can get 15 to 20% of return which is normal in Stock Market so there are no greater returns in real estate compare to Stock Market.

never invest money which u need it immediately. You need to keep emergency fund. Invest the money which is not required for next five years.

Hello good explanation sir but one thing I am real estate advisor according to my experience most of the people want to invest on lands or under construction flats to get huge profits it is also reliable everybody knows if you invest on under construction flat you will get your amount double in just 3 years there are also proves this will happen in if you invest on land also 90 % real estate investors are investing on plots & under construction flats not in ready move flats
Even I CAN SUGGEST YOU PROPERTIES WHICH WILL GET 50℅ APPRECIATION IN JUST 1 YEAR. This only happen in real estate.

Don't compare any investment with Real Estate.
If you have any doubts just ask your neighbors who settled here before 10-15 years at what price they bought land and Now how much it is.
