    Renters also need to beware that for the newer properties(built after Nov 2018) there is no limit on how much your rent can increase.

    Surprising so many people would risk renting out their basement/rental home considering what is happening with the LTB. I wouldn't want to take the risk myself.

    In Kingston, and every bit as bad. They build low rise stuff here and there, but rents start at $1800 plus just for tiny 1 bdrm. You can only find cheaper if you want to go just north of downtown (and you don't). Even basement rooms rent out at $900 month across the city. We were going to sell to downsize, but the rents are as much if not more than mortgage and taxes.

      I know you’re in a hard situation. Hope you downsize your price and put money in the bank.

    We are finding that a properly priced house or townhouse around the GTA will rent within 48h-5days there is a lot of rental demand all around. A rental sitting over 14 DOM is overpriced

    • @propertytwins
      @propertytwins  Před 3 měsíci +1

      That is very fast. Lots of demand and people can’t qualify for a mortgage.

    This stupidity is now in Calgary a 2bed is now over 2400 easily and there is no rental control in Alberta so it is literally free for all.

    • @propertytwins
      @propertytwins  Před 3 měsíci +1

      That is very expensive. It’s all controlled in Ontario.

    Look at it this way. Look at that exist of the market value of the home or condo you wish to rent. Assume you are 20% to put down on the purchase of that property. Mortgage the rest at today’s rates. Is the rent being asked even enough to cover that on its own?
    Probably not… then think of taxes, maintenance, Insurance etc… so why do tenants think rent is way to expensive and should be lower?
    I’m an excellent landlord with excellent tenants but I can’t and shouldn’t be expected to subsidize the cost of living for people who don’t want or can’t afford to buy. Rent has a long long way to rise to catch up with today’s cost of acquisition and carry costs. Even with the 30% decline in values and recent reduction in rates the math still doesn’t come close to neutral never mind cash flowing.

    Ive given up trying to understand Canada. You have rent prices everywhere that no one can afford and most Cdns buy food with credit cards. Then the price of everything goes up again and then the taxes go up. The immigrants come here and have to get two jobs right away and realize they are worse off. This will not end well, since most are already broke.

      @propertytwins the place I live in is an ancient house in Toronto. They could ask me to leave for whatever reason and get triple the rent for it but it would get turned into a rooming house so fast in these conditions.. landlords are stuck too.
