Worth adding one third of planning declines are over turned at appeal; planners can be intellectual bullies quoting this and that, if you spend the time researching each stated objection and finding others locally that have been accepted to use as examples. Had a bungalow turned down here in Plymouth as 'garden development', sent in a list of 41 other garden developments within 1 mile of site, that objection then quashed.

Hi, I plan a PD on my home. If I don't require planning permission, what other legal permissions could I get to confirm my PD is legit pls? Would a roof terrace on top of a singe extension be part of a PD too? PS- the volume of this vid is quiet and difficult to hear.

PD on your own home is a different ball game. generally it’s far simpler, (although some councils have brought in Article 4’s to limit those). …this video is just about the pd rights for converting commercial property to residential use

Hi. Great video! Is there a central place where I can see all article 4’s?
Also do you have a list of commercial auctioneers ?
    Thanks!

Hi ranjan do PD rights commercial to residential (still retaining street frontage commercial) stand up if there is an existing commercial tenant in said property

Another interesting video - are you finding PD is being priced in already though?

definitely PD class Q agricultural buildings. half a million plus for a corrugated roofed shed in a field

Yes for the blindingly obvious pd cases. But with the right knowledge, you will be focusing on the opportunity you find by lifting a stone or two. That’s what I do and what I teach my commercial property students www.succeedinproperty.com/workshop
