The market dictates the price!! It may be difficult for most people and impossible for some to buy a property like this. However there is always a buyer that is willing to pay that price. If it doesn't sell they will reduce it until.

So if they quote J$33m which is roughly equivalent to US$240k, that same J$33m could only be worth US$200k in a few months leaving the developer massively out of pocket and struggling to balance his books against projected earnings. The only other option for the developer would be to quote in J$ but constantly revise the price upwards as the dollar slides.

The builder wants to sell fast since he's already invested the money. Owner could pick some finishes too, so there is a benefit to showing early.
