I've made a few mistakes in my day.
Another good source of information is the Cooperative Extension for the County you are thinking of living-in, especially if you plan on gardening. They have a book of soil maps for their area and can tell you if the property you are looking at has the proper soil for your application.
It's all about doing your homework.

That's a lot of money for that you basically have to rebuild everything, roof several thousand dollars if you do it yourself, if the rafters are still good probably not if there's a hole in the roof, sheetrock do-it-yourself on $3,000, and that's only the beginning, that house with 5 acres in good shape should be around 30,000 with nothing needed, that's a$5,000 house have fun geting it inspected,

I'd be interested to know what happened to the roof, and how long ago. The actual roof repair could be very cheap, fixing the damage from a leaking roof, not so much. Having said that, I saw nothing on the video to indicate major interior damage.
