There is a museum house build here in the 1700s back then wasn’t no building codes. Building codes are set up for big sawmills and stores. Government is after tax money here in Canada.
ALSO, talk to your neighbors that may have timber around you. Get more in the local area to get in on the sell of their own timber at one time. It costs lots of money to move the equipment around. The more timber, the more spread out the expense the better the price the loggers can pay you for your own timber. ALSO, if you have pine straw, there are companies interested if your forests are planted properly. ALSO, ROCKS. Surface rocks can be sold for building. Check with serval local rock companies. Also, if your property happens to have gems, crystals, etc. Their are rock hounds interested in large quantities they'll mine for you. Fill dirt can be sold as well. Even water if you have natural springs. You can even have a private saw miller come in, cut the timber into sellable lumber and make 10 times the money a pulp-wooder would give you. Or even fire wood ... on an industrial scale or simply local.

I disagree on the forester. A forester will take 15 or 20% of the highest bid. That's 15 or 20% that's not going in the land owners pocket.
