Swap the half bath and laundry - this will allow venting of the dryer to the exterior. Also, a door could then be put in the laundry room to allow access from a garage/carport. Since the opening from the kitchen to the outdoor dining counter is directly over the sink, sooner or later something is going to collide with the faucet. Better would be to move the range closer to the microwave (a slide-out shelf under the microwave would be handy!), move the dishwasher under the window and put the sink where the range was. Also make sure the âfood truckâ windows are high enough to prevent head bonking - a slider might be better. As for the hot tub area, I would enclose it by putting up a half-height wall with screened windows above and a screened door/slider to the patio area. This will prevent leaves, dirt, snow and assorted critters from falling in it and making it at least a three, if not four season space.
Iâd personally take out the âfood truckâ concept, not a good idea in Southeast GeorgiaâŠbug and heat.

I will admit this one is almost perfect for me love the kitchen I would add a specific pantry to keep vegetables and other things but tge pantry would stay 40 degrees and dark
Love the entrance, to the left is coat area w/ washer and dryer, then the half bath, the living room is different and unique, the kitchen is different and unique also then the bedroom off the kitchen w/ a bathroom, the other bedroom w/ a bathroom and on the deck is a hot tub, sweet, â„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïžâ„ïž, love the brick look

I think it looks great as is but only if you lived where the weather is not to bad otherwise I also would prefer the cover to be completely over everything giving more room to use as a gathering area even if it rained
This is an attractive house designed for indoor-outdoor living. A TV over the fireplace is a dated feature and often impractical. I would reduce or eliminate the kitchen island in order to reposition the dining table and create a pantry cabinet along the back wall. I would replace the oval bathtub with one that was designed to work with a shower, and I'd use pocket doors only where there was insufficient space for a swinging door. But those are all details that could be adjusted during construction. The plan itself works!

@@evahernandez8156 The TV could be to the left of the fireplace. That would place it at a slightly better height and spare it from the damaging effects of heat from the fireplace.

Dryer is not able to vent since it is not placed on an exterior wall.
Iâd switch the powder room and the laundry room anyway! Walking through the laundry area to use the guest bath is not polite!
I have a dryer ( in Germany) without ventilation tube - it condenses humidity and collects it in a drawer, works very good

I would make this one into a double suite with the kitchen in the top center space.
I barely need any living room area as TVs are horrible programming machines and who wants company anymore anyway?
I like the home in some ways but not others. Preferring an open floor plan, I donât care for where the kitchen/dining area is. Seems so isolated from guests. The bedrooms have inadequate storage but I love the idea of 2 Master Suites, much preferring the larger over the smaller one. LR is so spacious though. The roof cut outs donât resonate with me at all. I wouldnât build this one.
So far, so good, but that front door is messed up. You have the door opening directly into the main living space with what should be a front entrance hall off to the side. Have the door open into that area where the laundry and powder room are. Keep the winds of hot and cold out of the climate controlled space. First off, much more energy efficient. Second, keeps the wear and tear of wet or snowy footwear off the hardwood floor. The way it is, the floor will need to be replaced every 5-10 years. A needless expense.
The kitchen is okay, but get the lower cabinets to standard height. Also, that low, wide window over the sink wastes space. The upper cabinets are mounted abnormally high. Get back to stock cabinets. They work better and cost less. For the window over the sink, the same width as the sink works, but take it higher so whoever is at the sink can look out. It looks like your design software is out of scale.
It always seems a bit pretentious for a 2 bedroom house to need 2œ bathrooms. That extra half seems like such a waste, particularly when it is all on one floor. That half bath space would have been better used providing an energy efficient entrance.
Quit whining. Change the parts you don't like people. đ Good grief.
