    13% ROI, is good in the current market for L4. It used to be around 18% ROI last year

    Can you please share why you scrolled past house with existing tenant? I would have thought attractive as no rental voids… any issues you could highlight for this situation would be much appreciated.

      Of course. So the rent for that one is £500 pcm. Chances are you could achieve as we realised later in the video £600+ so we are already affecting cashflow.
      Then you have to be a little cynical and just think about the worse case scenario.
      What if it’s a problem tenant? What if you’re unable to bring rents back to the market price.
      With interest rates increasing too, the rent needs to be higher than the mortgage in order to get the mortgage so lower rents would make this tough.
      Also there’s more Due diligence you would need to do about payments, type of tenant etc.
      I’m not saying it’s bad though in terms of taking a tenant in situ as this was more about max rent lowest price but in my experience and it’s just my experience, please note that, my only problems have occurred from tenants in situ. I prefer to put my own tenants in.

    But just to give a feedback for the L4 area
    Rents are high yes but tenant type are not the best
    L4 Walton area is popular yes
    because of schools,shops ,transport etc
    but many streets are with problematic tenants

    When bank rates in the 2000s was at 5-6% you got a DISCOUNTED fixed rate at around 3.99% clue is in the wording .variable fixed rates were BELOW /MINUS %OF BASE RATE but since record breaking low interest rates all variable and repayment are ABOVE base rate but look at the data and if we reach 6-7% banks should then be able to DISCOUNT the rate as they did before

    Hm. Difficult, if let’s say I invest 72000 into 5%, I’ll get around 300p/m or 3600 per year. Yes, into a property you can invest 20000-30000 and get the same result, but you’ll get let’s say 25yr credit and also some house expenses/fixes every year. So in reality the first example works better?

    Hey great video - thanks. What's your view about investing via companies that do shared property investments? Balance between it being relatively simple, but... the lack of personal control bothers me.
    Also, any insight at the moment whether mortgage lenders are giving any decent enough deals for B2L mortgages in a company name? I'm thinking of going the company route simply because otherwise the income tax kills any cashflow.

      So it was around £402 with the sweet spot give or take. Obviously no tax is accounted for here, and rates could be higher. Still beats a bank though imo

      @@TheAnxiousInvestor Yea, I ended up doing a live in flip instead, as could earn like 30k-£60k+ over 2 years. I do wish I had decent cash flow though so I could stop working my normal job at some point.

    Would be good to hear your thoughts on a repayment BTL rather than interest only.
    I would much prefer to own the property at the end, being able to cash in upon sale rather than income pcm. Sensible?

      What about it mate? Impossible to look at tax for individuals as everyone has different wages, income, purchases via LTD or sole etc when it comes to property. Plus also something suited to individuals accountants.

    Do you have a copy of your Google sheet ? Also can you cover patma. Ps do factor in tax 20% with overheads I say 30% minimum. Also in terms of management and cost hmo at this scale would be hard , better to stick with smaller but decent yielding units less regulations and easier to manage

      Factor overheads? I only account for voids : maintenance with a single let.
      HMOs can work but I’d go for 5+ bedrooms and steer away from 4, but that’s just based on my own experience. Turnovers are higher and obviously management rates would exceed a normal letting fee.
