Is Airbnb legal in palm beach gardens?
Airbnb regulations in general are determined at the HOA level. A lot of them in Palm Beach do not allow them. Much more prevalent in Miami than Palm Beach. Are you looking at an investment?
Sorta high end? LOL Palm Beach Gardens is high end. My sister in law lives in Ballenisles and they love it!

@@LIVINGINPALMBEACHFLORIDA Ray I was thinking it could be mentioned in the Avenir videos. Also the PBI airport is only ~25-30 mins away. Maybe I missed it if it was mentioned.

Ray just curious your thoughts on buying a relatively "newer" resale (lets say built after the year 2000) in order to get into a desirable area of Florida, such as Delray, Boynton, Lake Worth, Palm Beach Gardens, Wellington, etc. I mean new construction in Westlake or Port St. Lucie is going to be a beautiful home, but you remember the old adage in real estate - "location, location, location!".
Hi Hirsh4Real, One of the issues with these homes today - they are having problems getting reasonably priced insurance. There are some people we help that look at and consider these homes but in general their budgets are larger to brace for the impact of their higher prices for the home and insurance. and some are forced to self-insure. Is there an area in specific?
@@LIVINGINPALMBEACHFLORIDA Sure definitely some of the areas in western Delray like Valencia Falls or Villagio, built early 2000's. Really good location. Not the older ones like Kings Point or High Point. They are just too old.
@@hirsch4real201 Look at Coral Lakes in Boynton Beach. My mom lived there and her homeowners insurance policy was not very high. Coral Lakes has a very active social community (shows), 55 + and a brand new club house.
@@francescag6889 Definitely will look into Coral Lakes. Sounds like a "Valencia" type place without the "brand name", which can be a better value perhaps.
@@hirsch4real201 it's a great community and more affordable. It does not have golf but has all of the other amenities. Great location!! 10 minutes to Delray and 20 minutes to Boca and Palm Beach airport.

If you buy a home in Florida right now you’re going to take a bath. You should wait at least a year or two. Massive housing bubble in Florida right now
I have heard that now every year the last 5 years. It was a mistake to think that way then as it is today. How long have you been saying that?
