Here's my take on it from someone born and raised there:
South ward: family friendly, property sizes bigger,
North ward: snooty and expensive
West ward: busy homes built close together other than in the older areas east of Westmount Drive
Good job. The best part of Orillia hands down is the waterfront at Couchiching Park.

We just sold our West Ridge home and we're considering selling our two properties across the street from Couchiching Beach and Marina. Orillia is about to return to its former glory - with Hydro One setting up shop and many big projects in the work. Once the GoTrain arrives I promise this gem of a city will finally shine once again. For families choose the West Ridge area and avoid Albert St. for at least another year, possibly two. Too many down on their luck individuals live there. Avoid West St near Fittons Rd...that's the location for the future low income apartment complex and Gill St area is prone to flooding. That said...at this point if you can find a deal, snatch it up. Orillia has big plans to improve its tax base, revive the city and bring it back from its once neglected state. Best sunrise location as well.
Completely agree! Orillia is growing so quickly and has such an amazing charm and community which a lot of other cities lack. The developments and improvements coming are going to be a game changer for sure. And thank you for your take on the different areas!
