This past weekend my team and ventured to an island north east of phuket called Koh Pha Ngan. Known for their party scene and full moon events but what we came to a realization was the opposite.
Yes, the night life is iconic but the luxury we experienced was unexpected, especially in a 6-bedroom villa like this one. You can buy it indeed. However as a foreigner you will never own the land.

After seeing it's location on Google Earth, the lack of privacy and any true "luxury" fittings, even asking $2M USD is a bit of a stretch.
This could be a misconception. I stayed in the villa before and it is one of the most private Oceanfront locations on KPG. Because you don't have any other villas left and right in viewing distance and between the 5EV and the villa behind.

The owner shared in a youtube video that the building costs of this villa incl. furniture was 1.6 Mio Euro.
