You're right about getting the owner to sign the contract and there should be a copy of everyones passport or thai ID on the contract, some agencies even get both parties renter and landlord to make a quick video reading out the contract as evidence or a quick video of them signing the contract personally i think its a great idea when they do this, its a lot of money to part with Glad it all worked out mate

It my many years of experience living in condos - the second floor is the BEST floor... Why? Elevators. They break constantly, are out of service for long periods of time - and during key periods of the day, they are jammed with people. The less time spent waiting for an elevator or standing "cheek to jowl" with strangers in an elevator - the better for me !! High floor views are awesome.. for about a week.. they you ignore the view ... don't even notice its there anymore. Stay low.. everyone... stay low.

Regarding trust with Thai girls; I know two,whom I have known for a few years(one I slept with,back in the day). A trusting soul. Given how cheap the accommodation is in Pattaya I would not consider paying upfront more than 2 months rent (plus first months rent). I think the other think to watch for is making sure your payment is made in the name of the Condo building or the actual owner of the unit - not an agent. It reminds me of those investment ponzi scheme where victims were writing checks, not to the investments themselves, but the dude selling the investments. Never ever ever ever ever pay a year in advance on ANYTHING. Im shocked when when I see people pay 6 months in advance which is just as insane and I don't care what the landlord says or incentive to do so ..... Thats just nuts. Anything can happen in 1 year like foreclosure or disagreement and when the landlord has been paid in full they have no incentive to fix or repair anything in a timely fashion. If foreclosure happens for whatever reason your out of pocket and good luck getting any of it back. Ive seen this scam run so much here in the states. That landlord must have been American 😀 I know this because I work in the REO department at a huge mortgage company and have personally seen everything mentioned above as well as been there for the evictions. If a landlord ever asks to borrow money from a tenant the property is either already in foreclosure or going into it immediately. At best never give more than the standard 3months ... 1st month, last month and security deposit and absolutely nothing more. Besides in Pattaya/Bangkok you dont have to as there's soooo many condos to choose from so it's no problem to go elsewhere and rent from a legit landlord.
All good advice...you're 100% correct but I will also say this is a common method to lower and negotiate your monthly rent. Is it the smartest thing to do? No way but it is common. I agree with what you said though 👍
A one or more years lease is another, and much safer way to negotiate a lower rate. Thought that would be the more common method. It's the method I've used for the places I've rented over the years. It's news to me that some are asked for and pay a years rent in advance.
Because of employment nearby I rented five different condos (new and old but all with sea views) in Pattaya during my 16 years there. I never thought of being scammed but I never went through an agent....I did go through the condo complex's manager that represented different owners (Thais from Bangkok that use these condos as investments). I could have been "scammed" by the managers since I didn't know anything. But I did receive the "official" contract from the owner of the condo. It seems the office managers/ accountants of these condos or the owners of the condos would want to verify all the paper work. They cannot trust these real estate agents that represent a variety of condo complexes or individuals. Lesson learned
i think the issue is to protect yourself - have TWO people that work at the condo sign the contract, and make sure that they do before you accept either as employees.

The rental money paid should go into the rental agency account and then be transferred to the owner after their commision has been deducted - the agents should not be in a position where they can use it as a piggy bank.
I had the same agent. Luckily our owner is cool. About 3 months ago he bought a washing machine and fridge which we never saw . SHE must have on sold them..i have sorted how to pay rent,net,power and water. I'm in the hole 18k but nothing i can do... Our owner is a legend, he booght a giant new fridge around 2 days later. We are at DGP.

The condo company will be seriously out of pocket for this! You've been really lucky! The norm here is you pay a month up front the the deposit is equal to 1 months rent. It used to be normal for 2 months as the deposit but a law changed a few years ago to limit it to a month's rent as deposit... The only red flag I'd have spotted was the 15k deposit Vs a 12k rent (before discount)... I hope you can advertise them later to earn them some cash once they've got condo's available!

I've just got back from Thailand & was pleasantly surprised by the Russians. On previous years they've just been a nightmare but this new middle class seems to be a lot better at interacting with people and common courtesies, in Thailand rude people get called out pretty quick.
I live across the road in the other block of theirs. Her photo is up in all the lifts and loads of Russians been done by her. You got a right result getting relocated, seems like most just ended up paying again. Overall, I think this group runs some pretty good condos and it is one bad apple
No one has paid again that I do know mate, if you got a few months left the company paid the owners, if like me you got 10 months left they moved you to one of the rooms they own

After watching other videos along with yours.. She was an employee of the Condo. It is the condo operators problem. Including the deposits. Even for the sold condos that they are leasing on behalf of the owners. The Condo Company needs to chase up the money from her or to claim on their insurance with no changes to your contracts. Get on to Thai lawyers and don't stand for any losses.

The incentive of paying 12month is in my situation i pay 15,000 instead of 20,000 if i paid monthly ,i went through the buildings owners in pratamnak so sorry to hear the news but youve come out ok could have lost the lot so a lesson learned for everyone The thing here in pattaya is they do yearly contracts and it is lots cheaper than the monthly price and you know you have your condo for a year just do it with the right people not these tinpot agents they are ten a penny and anyone can be one no qualifications needed !

I have been done also,had a condo with her for two years now,she was a friend of my girlfriend,everything has been ok up until now,I have no idea why she has done this,she’ll pay the price that’s for sure,she had access to the key cards and could get them copied with no problems,I have found out that she was negotiating contracts at well under what the agreed rates are,then she was taking 6 and 12 months deals and only paying monthly,she got caught out not paying water bills and everything fell apart,I am on the last 6 months of a 2 year contract,never had an issue except one electric bill,not really sure what she has paid because I can’t get in touch with the owner,maybe that’s what made everything so easy for her,she’ll pay the piper eventually 😣😣😣😣😣

All spot on deposit should total 3x monthly rent and contract should have owner signing and their bank details , the scam was the cheapness of deposit

I've just got back from Thailand & was pleasantly surprised by the Russians. On previous years they've just been a nightmare but this new middle class seems to be a lot better at interacting with people and common courtesies, in Thailand rude people get called out pretty quick.

After watching other videos along with yours.. She was an employee of the Condo. It is the condo operators problem. Including the deposits. Even for the sold condos that they are leasing on behalf of the owners. The Condo Company needs to chase up the money from her or to claim on their insurance with no changes to your contracts. Get on to Thai lawyers and don't stand for any losses.
She wasn't working for the company at the time they sacked her October 31st
If and when they find her, you can almost guarantee she blames it on gambling debts with zero remorse.

Condo Company will have insurance in place to cover there losses. Its not the first time with this type of scam, and sadly wont be the last.
They haven't mate that I do know she didn't work for them at the time
This happened back in 2020 as well it was connected with grand avenue and some other condos she just dissappeared with the cash and never seen again
On the subject of food poisoning I only had it once in 16 weeks over 3 trips to Pattaya and it was the British owned fish restaurant on Soi Lengkee just up from the Devonshire. 🤮
The incentive of paying 12month is in my situation i pay 15,000 instead of 20,000 if i paid monthly ,i went through the buildings owners in pratamnak so sorry to hear the news but youve come out ok could have lost the lot so a lesson learned for everyone
The thing here in pattaya is they do yearly contracts and it is lots cheaper than the monthly price and you know you have your condo for a year just do it with the right people not these tinpot agents they are ten a penny and anyone can be one no qualifications needed !

I have been done also,had a condo with her for two years now,she was a friend of my girlfriend,everything has been ok up until now,I have no idea why she has done this,she’ll pay the price that’s for sure,she had access to the key cards and could get them copied with no problems,I have found out that she was negotiating contracts at well under what the agreed rates are,then she was taking 6 and 12 months deals and only paying monthly,she got caught out not paying water bills and everything fell apart,I am on the last 6 months of a 2 year contract,never had an issue except one electric bill,not really sure what she has paid because I can’t get in touch with the owner,maybe that’s what made everything so easy for her,she’ll pay the piper eventually 😣😣😣😣😣

It`s not a new scam, this has happened before in other developments, I would never pay a year up front. My owners passport is on the contract I have.
Always rent from a Westerner agent not Thai and do a month by month contract.👍
