Market the strip as a stopping point for the Bush Planes, have a regular fly-in, camp under the wing or in the cabins you’ll build….. it’s a great location keep the strip!

Air Camp will be a big time boost in business. My friend has a jet and told me he wanted to do an air strip camp ground since they do not have many options right now.
Other cool things you could do for revenue: • Host a legit music festival • Host events with other CZcamsrs where you teach skills workshops or have meet-and-greets • Do that thing where you can invest and get your name on a brick in the road or on a park bench or something • Host an Adventure Race! • Partner with a home building YT channel and build a cabin in a week, record the whole thing, and document the whole thing • I could go on...
Call the building “The Hanger” and make it a clubhouse with an airplane theme, definitely with a photo or two of the previous owners and their plane. People love history and a good story.

As a person who is not a pilot I think you should keep the airstrip, as it will allow pilots to make an emergency landing if they suffer a problem while in the air.

How about "Cabin Sponsors"? Figure out how much you'll probably charge for a 1 week cabin stay, and people can pre-buy a week that can be used anytime within 5 years of the cabins completion.

I've been living in RV parks for the last four years. My biggest complaint is that I don't have any yard or room for a storage shed. Currently in Washington State and th prices are terribly high in this state. It would be nice to see full time living year round with room for storage and a garden. Much like a mobile home space I guess. Congratulations on your new venture I wish you nothing but the best.

Keep the airstrip. And I agree with the others about promoting fly-ins for pilots. You could rent tents to them or have some RV's and small cabins to rent out to them as well. You’re just an hour up the road from us. Don’t get rid of the airstrip, it’s extremely valuable since it’s already approved and in. It would probably never be approved now. You’ll need some heavy equipment, tractors and such. I have a reasonably priced International 515 front end loader I’d sell you, perfect for snow removal and moving dirt. Swan Valley is an epic place, world class fishing on the Snake, Palisades Reservoir is just a few minutes away, wilderness all around…
Actually, there is a huge market for fly-ins, if you market it right. I would keep the runway, unless insurance is too expensive. Back country flying and camping is really huge right now.
Look at Beaumont, KS for ideas. Taxi to tie-down after landing on a grass airstrip. Don't miss the STOP sign as crossing Main! Down home restaurant with country fried steak or fried chicken, iced tea from Mason jars. Super fun for fly in, food, old fashioned hotel if want to stay a bit, fly out.

you might also consider having some kinda closed in away from the weather shop with just the basic tools and maybe an oil grave where people can rent time to self fix their RV, trucks, camping vans or whatever, for people doing long vacations or Perma live on the road in there RV, it could be a good reason to spent some days with the Jurgys just for the ease of changing oil or fixing a water pipe or something under there RV or truck
I'd try to keep the airstrip if you're going to add glamping & tiny homes. You could have a great fly-in destination. If it doesn't work out, you can always redevelop it in a few years. Make sure you add some airplane parking and tie downs.

I would definitely keep the airstrip (find out your liability and cost to maintain), That is a great marketing tool, for flying community and just for convenience to get to the area. As for the ex-hangar , maybe a gaming area or indoor playground for the kids. Please when you expand the park and put in more RV sites, don’t be like other sites and make the so close together that your campers have no privacy. Very excited for you guys! So awesome and exciting. I think the former hangar would make a great community space for the RV park. The best fun my hubby had was a quaint little resort at Maple Lake, MN where the resort was tech-free and the community room was technology-free and filled with the best library, board games, and other activities to encourage human interaction. At youth retreats we enjoyed games such as foosball, pool, and other tech-free activities with other youth. When people go camping in the middle of nowhere it is b/c they want to really get away from the stresses of everyday life (the tv, computers, etc.) and people really do need places to go like that. I have always said I'd love to go to Green Bank, WV (aka the quietest town in the US) to get away from it all, but if your RV park offered the same environment, I would choose it.
If there's an airstrip, have a few "Fly In" events. There are a few campsites that I've been to that have constant return customers just because they can take their plane. Have some primitive campsites with nearby showers and plan a few get togethers just to get it started and it'll get you on the map as a destination. And being so close to Yellowstone, marketing it as a photo op wouldn't hurt a bit.
A friend of mine bought a RV park in Virginia and added a restaurant and bar and the campers love it the wives don't have to cook while they are on vacation,
As soon as I know I'm hitting the road longterm again, I'll be sure to prebook with ya'll! In the meantime, the hanger would be a great way to make $ on storing customer RVs. Use friends/folks for "sweat equity" - campsite work in exchange for room & board, etc. You will need at least a small dependable crew to help you out with just the maintenance.
Congratulations. I always thought it would be great to own a Campground. After working for a family Campground as a manager for 7 years.... there's no way I'd want to own one, lol, only work for one. There's soooo much work, financial risk.. all kinds of stuff. However, its so busy right now, it is a good time to get into the business. Best of luck, and congratulations again.

That hanger building has trusses, there not made for storage, and can not be altered to make a cathedral ceiling without replacing the whole roof.

Runway is a unique idea, check with the FAA rules on taking it down if you do go that way, if its registered there is probably paperwork to be done.

The best fun my hubby had was a quaint little resort at Maple Lake, MN where the resort was tech-free and the community room was technology-free and filled with the best library, board games, and other activities to encourage human interaction. At youth retreats we enjoyed games such as foosball, pool, and other tech-free activities with other youth. When people go camping in the middle of nowhere it is b/c they want to really get away from the stresses of everyday life (the tv, computers, etc.) and people really do need places to go like that. I have always said I'd love to go to Green Bank, WV (aka the quietest town in the US) to get away from it all, but if your RV park offered the same environment, I would choose it.
If there's an airstrip, have a few "Fly In" events. There are a few campsites that I've been to that have constant return customers just because they can take their plane. Have some primitive campsites with nearby showers and plan a few get togethers just to get it started and it'll get you on the map as a destination. And being so close to Yellowstone, marketing it as a photo op wouldn't hurt a bit.

A friend of mine bought a RV park in Virginia and added a restaurant and bar and the campers love it the wives don't have to cook while they are on vacation,

In the meantime, the hanger would be a great way to make $ on storing customer RVs.
Use friends/folks for "sweat equity" - campsite work in exchange for room & board, etc.
You will need at least a small dependable crew to help you out with just the maintenance.

Congratulations. I always thought it would be great to own a Campground. After working for a family Campground as a manager for 7 years.... there's no way I'd want to own one, lol, only work for one. There's soooo much work, financial risk.. all kinds of stuff. However, its so busy right now, it is a good time to get into the business. Best of luck, and congratulations again.
