This analysis seems pretty one-sided, hyping Dubai while unfairly bashing the Pakistani real estate market. Dubai's market is at an all-time high, and investing when the market is peaking isn't ideal, especially with developers slapping premium prices on everything. No room for capital appreciation.
On the other hand, the recent correction in Pakistan isn't because it's unattractive-it's due to the messy political climate. The Pakistani market, having just corrected, is actually ripe for investment. You mentioned negative impact of dollar to pkr however if you had done your homework you’d see real estate in Pakistan has historically increased well beyond the impact!
It feels like the content creators are just dissing the Pakistani market to push overpriced Dubai real estate for commissions! A more balanced take would be appreciated, giving a fair shot to both markets. Real estate decisions should be based on solid research, not biased opinions. Will not be contacting you for any real estate advice or purchase!
