Rogersville is split into 2 counties, Green County -West Side-- Webster County - East Side. Webster Co tax at .58% Greene Co. at .71% - .74%..
Ranch = an area of land, including various structures, given primarily to ranching, the practice of raising grazing livestock such as cattle and sheep. It is a subtype of farm.
Farm = Farms cultivate a mixture of fresh produce, including vegetables, milk, and meat. Ranches, on the other hand, only deal with livestock.
In the United States, a ranch is generally considered to be at least 1,000 acres. However, smaller ranches can range from several hundred acres to around 440 acres, while larger family farms can be classified as ranches starting from approximately 1,400 acres.

Dude! Rogersville is a new construction market. For INVESTORS: property values will soon triple as refugees from all the coasts move to the Midwest. It makes renovation numbers crunch very nicely. One caveat: the City does not like absentee landlords. But there is grant money available for owner-occupants.

I haven't heard the term "refugees from the coast" but that is funny 😂

I'm not 100% certain as it's been a long time since, but I think where you turned left on 125, if you'd turned right, gone a couple of miles, and then turned left, you'd come to a farm where we got our dog, Sadie Jo. She was a brand new puppy. My wife worked at a pediatrics office in the Turner Center next to Cox South, and one of the families who brought their kids there lived in (or near) Rogersville on a farm. They'd rescued a mistreated dog from one of their neighbors, and he expressed his gratitude by impregnating their dog. We wanted a dog, so we went out to their farm to see what they had. I met my wife at her work, and we took my car, leaving hers in the parking lot, intending to get it on the way home. Then we went to see if they had a puppy we liked. When we got there, he told us all the females had been already taken, and we got into our car to go home. Then he remembered he had one left. He shook the food can, and the most beautiful ball of fur and love came bounding up the hill, and it was love at first lick. We were so excited. We drove back to Springfield, and stopped at the pet supply store on Glenstone just off the James River for puppy food, a crate, toys, & etc. Then we drove back to Republic. As we were exiting the James River at Sunshine, we suddenly remembered that my wife's car was still in the parking lot by Cox South! So, back we went to get her car, and then back home to Republic, with our sweet little Golden Retriever puppy. That was in 2007, and that dog was an integral part of our family her entire life. In 2022, we had to put her to sleep due to her being in so much pain and suffering from the ravages of old age. Sadie Jo's ashes are in a box behind me in our den. She was one of the sweetest dogs to have ever lived. I remember taking her for walks in the neighborhood, and one time, stopping to chat, with some folks over near Owen Park, they called their dog who was also named Sadie, and our Sadie just ambled over to them, thinking they were calling her. Also, you know how most dogs are afraid of fireworks? Not Sadie. She loved 'em. I remember taking her for walks during the Fourth of July season (we celebrate Independence Day for about a week in Republic), and she loved laying down and watching the kids shoot fireworks. When we had to have her put to sleep, my wife and I were just devastated. I mean REALLY devastated. After a few months that seemed like eternity, we couldn't stand doglessness any longer and went to the local humane society where we were rescued by our current dog, Lexi Lou. She's a Gerberian Shepsky with big blue eyes, and a very sweet personality, very much like Sadie. I love her immeasurably, but I still well up when I think about Sadie.

That's nice hearing about Sadie Jo. Dogs can be just another part of the family! We have a dog we called "Buddy", put together made him "Bud Wiser".😂 He's getting older now but he's still getting around little by little!
