- A location driven by the LRT, Wangsa Maju and Sri Rampai stations are often used as the main selling points for projects around that area.
After the completion of DUKE highway, the connectivity element for residents in that area has improved tremendously as the journey to PJ and Mont Kiara are greatly shortened. Previously, Wangsa Maju has been the popular area for people who works around KLCC due to the short distance at a much affordable price. Hence the commercial facilities are also very complete.
With such strategic location, it results in a very high dense topography around the area and Quartz is one of the projects. I'm delighted that they managed to squeeze 3 bedrooms effectively in that compact layout. And I really like their emphasis on the common areas.
However, there are certain construction details that could be tweaked. Also residents will need to live with the overwhelming noise from the construction site and traffic.
Hey, keep it up Sean, this is no doubt the highest quality channel regarding properties in Malaysia.

Thanks for the video. Noise seems to be the theme for this property. Noise from the surrounding . Apart from the heat from the 3 compressors, they might also be very noisy.
I think after all those contructions finish, then we can have peace of mind, maybe another more 2-3years to go, another 5 years onwards it can be leafy suburbs with all matured trees on the road side, you have to bear with it for the time being.

I think it's high potential, plus it's as close as you can get to the LRT and wangsa walk which is awesome. Just need to check the rental rates against the selling price:)

That depends on your lifestyle Ummah. Also your workplace as well as both of these projects are very different.

I own 2 unit there. infact it's just the unit across the one you reviewed. I recognize the Aircon compressor layout.
In terms of noise. the glass and doors are ok as they do block noise. I also stay next to Sri rampai LRT station. This place is noisy by day. but at night it's quite quiet. as it's still consider suburb. no one is passing by ppl travel here stays here.
regarding the. developer they made quite a few mistake in Lexa. they fix them in fera and henna. basically not everything you bring from sg works in my.

I think Sean means the noise in the common areas; the units will obviously have decent windows or the owners would revolt.

Avila. quinn too right next to the lrt for those who are interested.. leasehold thou. from bciasia I also noted that Beverly last 2 plot of land in quartz would be some 40 story mix with mall. however that's just concept.

feels like the developer spent more on the common area than in the units itself, which has a pretty bad layout tbh. No yard to wash/hang clothes. No ventilation for cooking. Ouh boi...

What do you think about iResidence at Kota Damansara? I know it's quite an old project but would it be a good buy for investment purpose?
If it's ready built, then look into the existing rental rates of that building and calculate that against your monthly installments=)

setapak/sri rampai/wangsa maju area are full with mat rempits with modified exhaust. if you plan to live here they will annoy the fuck out of you. they will ramp their motorcycle at 2-3 a.m everyday. believe me, i'm currently lived in this area. there was also a case where people just beat the shit out of the motorcycle that has that modified exhaust

Convenience seems to be the main selling point here, with many malls nearby such as the newly launched KL East Mall. The main lobby sort of compensates for the horrendous corridor design. Personally, not a fan of pillar separating the kitchen and the dining area. All in all, this property is not meant for own-stay purpose.

Purely built for investment purposes.. decent property for investor, not really suitable for own stay.
My opinion layout not practical, bad workmanship, material building form developer is not my expection(bangunan dalam neighbour tutup pintu pon u boleh dengar banyak bising n berdengung macam stay at flat), not suitable for family...that how i fell now. 😅
