    The city of draper, the engineers, the builder, and the developer should all be held liable. Everyone knows better than to build a house on sand. The developer probably shady af to build there to begin with. Why did the city grant the permits? They must've known it was possible to slide. The answer is greed, and maybe even crime.

      Developers and councils are mostly to blame for poor zonings.
      Years ago a RE tried to force a sale on me; house on a nice flat piece of land.
      That is until I notice a creek running nearby, 100M, and the garden was water-soaked.
      The flat road ends near the creek.

    35 years ago, when we lived in Alpine, engineers would not approve of homes being built all along that whole mountain. Something changed and we got all these homes on both sides of the point, and all these businesses (Silcon Slopes) and a little earthquake is all it will take to bring it all down.

    I visited a friend who lived in one of the homes on the side on this hill, right on the edge like these. As I looked out the window I thought "Great view until this thing slides down the hill." This is pretty much exactly what I saw in my mind's eye.

    I remember even as a kid looking up at houses built up on these kinds of sandy hills and thinking that looked dangerous. There were houses within my childhood neighborhood that had this same problem. How does this keep happening?

    Utah has a bad habit of approving land that shouldn't be built on, including old lake bed where the homes sink into the ground over time like in Farmington and around Utah lake, or the same issues in Harriman where houses are sliding down the hill. They know these land areas shouldn't be zoned for any building but do it anyway. It's been like this for decades. It's all about that money, the citys dont care about the environment, your safety, or the risks being taken to build where they shouldn't as long as they can collect your money. On top of all that, these new homes are built out of scrap materials used for old RC Willeys particle board couches, they are just stick and mud huts with windows and carpets built on flattened sand.

      Well FEMA is actively training and already taking action to start declaring tons of land " flood zones " cuz climate change ! I've watched several of their training videos and such and they'll get who they want off where they want even going so far as making you uninsurable property and risk being far as 50/yrs away ! I'd be very careful where I buy land and read all small, small print !

      I think there was similar issues back in the mid late 80’s. Houses were built on an old dump site out in/around west valley. Maybe someone with a better memory will come along.

      go watch 60 minutes australia "construction crisis". more than 85 percent the apartment/condo building built in the last 30 years have major structural issues. I don't trust anything built around here that is NEW....unless it is very, very high end (where you know no corners were cut). if you buy a 10 million dollar house, a developer aint gonna be cutting corners. people with deep pockets are the ones they don't want to make enemies with. that's why townhomes all over utah look so damb cheap now. people that live there typically don't have the money to go fight some developer in court over getting a problem fixed.

    It's not shocking. There were legislators when that was going to be built that tried to stop them because they knew it was dangerous. But too many real estate lobbyists and legislators wanted it to continue because they were going to make money on it.
    Intelligence would have said that these homes were going to slide off.

    It’s all these contractors just throwing up houses as fast as possible to make as much money as they can. I have been in houses that are less than a year old and there is massive cracks in the drywall. Don’t buy any houses that have been built in 2019 and newer. Same with townhomes. Those are probably the worst.

      @@wasatchm Exactly settling and some cracks are normal even on a perfectly normal structurally sound house. We can hear our windows expand and contract in the heat/cold because they are aluminum framed and sometimes its very loud. It’s just normal

    Not just these homes We just moved out of rental in herriman where the whole patio and support post for the upper story was cracked and had already sank 3-6 inches. That home was less than a year old.

    It really is all about greed. By the original property owners that sold the land, the city of Draper, the builders, contractors, banks and the home owners. All greedy for one reason or another.

    They really can’t blame it on this winters very snowy season, if the homeowners have been evacuated since last October.
    I’m sure the wet season was the push over the mountain, those problems were there first and people need to be held responsible.

    They’re doing this with everything in Utah. These homes are so carelessly built.. they look pretty sure.. but I wouldn’t be surprised if this happens a lot more often. So many built on literal cliffs of Draper and such. I was just in Utah in that area and felt terrified for most of those people.

    I know some people say, you're taking a big risk buying a home on a cliff like that. and I understand that. but at the same time, you should have a right as a home buyer to know that if the city and developer follow all the zoning and building ordinances and laws, you home will not have devastating issues like this. I wish KSL would get copies of some of the contracts that were signed between the developer and the home buyers.....and highlight what's in them. I think you would probably find that the developers often do everything they can to shift any liability for anything to the homeowner. this strategy is probably very common in many types of business transactions. now, how well that contract will hold up in court is another thing. because developers must show a certain amount of competence for their trade. once negligence has occured, then I don't know that what the contract between the 2 parties says will hold much weight. I am not a lawyer. but I do find these type of issues very interesting. again this is just a general observation as many facts of what happened here are still missing.

      I think it is also a case of many wealthy people who really want to live there. So, they will throw money at it until they can develop the area. They might have brought in several people who advised against the area, or people who told them the retaining cost would be significantly more. But people probably wanted it done faster, and cheaper.

    All over California homes built on cliffs are collapsing. I was just talking about this with daughter this morning. The one place I will not buy or live in a home on a cliff or edge of mountain. Because of the rain we been getting after a very long, years long drought, weird weather I think this will be a problem.

    Based upon the many homes that have experienced this and worse situations over the years (in counties in and around SLC, it becomes clear, SLC planners will give a permit to build anywhere regardless of safety,) common sense or sound design. Any fool who buys and builds on land that is clearly a "slippery zone" of ancient dirt on a wetable medium deserves this fiasco. The city engineers (that aren't really civil or ? engineers anymore) have allowed developers builders to construct houses on virtually anything/anywhere that is bare deserve to pay for this terrible loss of buyers. I believe its greedy cities wanting taxable sources rather than safety and stability. This will continue until developers are forced to be accountable when disasters like this happen every Spring

    I’ve noticed that Edge Homes are actually VERY cheap! Not in the cost, but in the design of the homes. I’ve been living in one for 5 years now and we’ve had many problems. Uneven walls, uneven shelving, cheap paint job, plumbing problems, sick problems, dishwasher problems, dryer problems. And extremely cheap and ugly closet shelves. Edge wastes space. Puts way too much space in one area and doesn’t put enough in another. I’m not surprised they were homes from Edge that collapsed, honestly. Edge builds are very cheap! I will never live in an Edge build again.

    We would drive by there all the time and just shake our heads at the insanity of building there. It just seems like common sense not to drop a massive house on the edge like that. Really really glad that the families had evacuated and that the collapse didn’t happen more suddenly, and I hope the city puts much, much better protections in place. (And if you have an unsettled gut feeling about a property, don’t buy it! I’m learning just how many corners get cut or safety measures get shrugged off by high-level decision makers, who then tell the end user that it’s all perfectly fine, and it’s seriously unnerving.)

    I saw homes built on top of an area that was basically fill dirt in West Jordan about in the late 80’s. I can’t imagine that they haven’t had structural issues.
    Perhaps getting advise from a structural engineer is wise when buying a home these days.

    Pretty much falls on the same reason I don’t build a treehouse, because one day that tree might topple over in a storm. It’s sad that this had to happen, but people need to realize that the joys of a beautiful view have extremely dangerous consequences whether they are from the homebuilder or mother nature.

      There is an element of risk no matter where you build. Now, engineers will tell you they can mitigate just about any risk -- *_given enough money._* _That's_ the rub. At some point builders have to balance risk with cost, and it then becomes a _calculated_ risk. What happened here may not happen in that area for another 100 years; but it's going to happen. It's all a question of % chance over a given length of time.
      Having said that, geologists will tell you plainly that developing on land that used to be shoreline or deep underwater at Lake Bonneville's high-water mark, especially in the vicinity of a major normal earthquake fault, is going to carry better-than-average risk; it's all a function of the cost of mitigation of that risk vs. a consumer's willingness to pay for it. That's where it pays to do your homework and not necessarily take the planning commission's conclusions at face value. They're making the same calculations of risk, but it invariably comes down to dollars and cents and who exactly is assuming the risk.
      Homeowners will blame the builder, the builder will blame the engineers, the engineers will blame the Geological Survey, the Geological Survey will blame the planning commission, the planning commission will blame the builder, and so on and so forth. That's why there's insurance, and that's why there are courts. If I were the developer I'd take it in the chin and try to make the homebuyers whole; costly in the short run but it beats going out of business because no one trusts them to stand behind their product.

    Choices were made...if you choose to develop land on a hillside because you can 'sell the view', and if you're a buyer who buys into that risk, then both took a big risk. Gravity is real and must be respected.

    This is a big Scam when building homes on hillsides with loose soil. Always build on flat quality soils, and Granite !!!. Land owners, and Builders are in it for the money building junk , just look at how cheap the materials are, when their building homes...Garbage !!!. The whole nieghood is a nightmare !!!.

    This was from a landslide. It was all over the news. It wasn't the builders fault. It could have possibly been on whoever built the Retaining wall but from the images online, I couldn't tell if there even was one.

    It is the home buyers responsibility to do a due diligence. This means research the property, home, location ect. Before you buy. Dont buyva home on fault line, by a dam, in an area that has flooded in the past 50 years you name it.
