- In this video I explain Home loans, and look at the pro's and cons of settling your bond.
What i didnt touch on is the tax deductions if your bonded property is being rented out and the Loans you can take out against your bonded property or the home loan equity.
If the government wanted us to prosper they would teach this in school. Thank you for sharing your knowledge 🌹

Hi Nicolette, good one as always
This taught me more than years of school. Thank you
You are a great teacher.
Thank you for this video. BASICALLY 😅I enjoy all your videos and your energy!
With regards to the bond access;
1.do all banks provide this facility?
2.When would the bank decide to capitalise the extra money sitting in that account and would they inform me before doing it?
3.Would the bank increase the interest rate offered to me if I request a bond access facility
Also, could you please do a video on how to pay off your bond early. Things like...
1. Paying your first instalment on the day the bond is registered and every single month after that. Even if it ets registered on the 25th and you get paid on the 30th pay both isntalments.
2. Pay your additional amounts half way through the month.
3. Using the bond access facility
4. Paying your Home Owners Insurance as a yearly instalment (when you receive your 13th cheque if you get one), rather than having it charged onto your bond and paying amortised interest on it.
Thank you verry much Sesterr , kwavele kwa caca bha !!
This is a great video :) Thank you Nicolette

Good video. Just to clear it up a bit, you don't save interest - you avoid interest payment.

Thank you so much Nicols. That 90 days notice is an eye opener. Let's say one pays off their mortgage, how easy is it going to be to apply for another bond? Is it good for the credit record to pay off the bond in bulk? Thank you once more...

Thank you so much for this! Can you post a link to your Additional Payment Calculator, please ?
It looks like she was using the Property24 bond calculator
So if your buying to rent out, is it better to manage it yourself or hand it over to an agency? Or Pay only for a finders fee and manage it yourself? If you have video about this please sent link?
Hi Nicollete, Please advice if I want to sell the property and my ex doesn't wanna sign the papers because it is a joined bond, what can I do?
TEAM LIKE BEFORE WATCHING [ APPROVED ]
Thank you sis!
The reserve bank regulates the interest rate through monetary policies and not government
Thank you.
Oh my gosh is it possible to be charged interest that is higher than the initial amount you borrowed or was that just an example
How do you use your bond as your emergency account, please explain, an very interested in it.
Thank you for the insight 😘😘😘😘
Usually you just ask for a property revaluation after you've owned the property for a few years. The property value would've gone up and then you ask for a refinance at the new valuation of the property. But has everything else there are Pro's and Con's to using your house as an emergency fund.
So what if you're trading on the side? Can you make unequal payments including the fixed payments thats you make
Hi Nicollet i just want want to know if gave the deposit and u want to pay your bond in three months what is the risk
Hello, keep on advising the youth, I have a question.....will the bank approve my home loan if the seller is a person not a company/agent
Hi Bunny...just a question..our house was registered on thre 7th of march,so the bank says we must do the first payment now month end...or we can use the grace period, but that will mean we might pay more then on the end of the grace period ..how does that work?
❤️❤️❤️Much love babe
Are you charged a settlement fee if your additional payments result in your bond balance being R0 before the end of the bond term?
How is it normally calculated? Please estimate how much it normally is?
Thank you so much
So how do i pay the little extra amount, i am paying mine via a debit order, do i ask them to add or i just pay extra maybe via EFT?
You must make sure you pay before the interest is debited. Ask the bank which date they debit the interest, ask them to allocate the extra payment into the principal money
Thank you
Notification Gang😎
