Sir ! What is the cost to grade, level ground ? Just $ 1500 ? For each acre of land ? Can you advice me an affordable company, who can level my lot on Big Island ?
you raise a lot of good points. I have been looking at the 3 acre uncleared lots in FFVE for the last 10 years. They were going for $14k then and are up to $27k now.. What are your thoughts? IS this worth the investment? My main goal is to get away from california, be off grid and raise chickens, rabbits, a couple goats, garden, and give back to the community. I am getting older, have back pain issues, and I am less set on the 'bigger is better' when it comes to selecting land.. I watched your video on 5 communities in puna.. I would like to hear your perspective of FFVE and other surrounding areas.. Things are getting bad in california.
@@heathersmith6305 its not easy making the move. Yhe first couple years will definitely make you question your choices. That said, if land's going to get cheaper it might get back down to $20k. We have tons of booms and busts on big island. This looks like another.
Fern forest is rainy, colder, had no soil and can have some bad neighbors. But some streets are great. You will just have to bring in a lot of material to make it farmable.
Itâs sad that God gave us free rain, sun, land and food. Now man wants money for air, and everything else they can think up. We need to go back to skills and bartering

Your closing lines sum it up for me. Living free. Done with the rat race here. The kid is off in the Navy now and it is just me and the dog. I was leaning to going back to Texas, but the big island is looking pretty nice from what I have been seeing. Yeah, I know it is a bit more country than the rest of Hawaii, but I prefer that. @@HomesteadinHawaii Thank you..itâs inspiring me and with your local knowledge Iâm definitely learning a lot and looking into things that I probably wouldnât have..so definitely not a wast of time. In the beginning I will probably do a small Yurt or small cabin at or under 220 sq ft to help with permits.
I will also only be staying part of the year for the first few years..Iâm thinking of finding a caretaker for the property or someone local to rent it cheep to help detour the theft issue..what do you think would be a good way to go in that type of situation.

Aloha! I'm tryina be your neighbor. I love your story because it sounds like what I'm preparing to do myself. Just get a small piece of land and then gradually build. Coming from the mainland, and not having friends or family who can identify with my vision and my dreams to be more self sufficient in Hawaii it's really helpful to hear success stories such as yours. I'm so happy for you that 18 years in it's all working out so well. Mahalo for all the info and advice.
It definitely was a struggle at first. I was pretty lonely and felt so isolated in the middle of the ocean. But I loved surfing and began building up a network through people I met at the beach. It is an attainable dream, I hope you reach yours.

@@jonathankuhn2180 You could say that! I have been living in town for the past 2+ years and I have a good job. I haven't been able to get a piece of land yet, but just remaining here on the island for this long has been an accomplishment in and of itself, and even without my own homestead I feel lucky for every day that I get to be here!

While I know anyone can do it, itâs not as easy today as it was 20 years ago. The same $3k lot is now $30k and building prices cost a lot more but it can be done if youâre resourceful and driven. BUT if I was doing it all over again now⊠I might go to another country thatâs cheap and learn how to develop remote based income

I have watched a ton of off grid videos and had become discouraged. But after watching 2 of your videos I feel encouraged. 1 Acre of land is all I need. Are property taxes high in Hawaii? Access to groceries until/instead of a garden? Medical facilities? Roads are like what?
It all depends on where you are.

Video idea. It would be nice if you would show us around your property so we could see all the food bearing plants you have planted and how quickly the plants have grown. Are you fully self sufficient with food production etc?

be very careful of lava zones on the Island, it's cheap for a reason. One lava flow could wipe out your house and land.
3k - great investment! I am looking and it looks like 45k and up. I want to raise my daughters there. We lived there in 2015. Itâs amazing. Looks like you have it set up.

So cool I found your video! I am planning on doing that right now, and am talking to a realtor about buying in Eden Roc. I would like to live lower down, but am finding it hard to find a place that's a half acre that has no CCWs and will let me use a shipping container.
You can get away with a lot in Puna. The hardest subdivision to have gotten away with bending the rules was leilani, now half of its under lava. I know of people in Orchidland and HPP who have built out of shipping containers. One thing about Puna, they are laxed about enforcing building code. But there is always a risk from a nosey neighbor.
Let me know if you need any more tips. I was thinking about doing a video tour of the different subdivisions for folks.

@@HomesteadinHawaii Leilani, would be nice, but it is a little expensive for me, and the risk too high that it might happen again and I would loose everything. An acre of lava covered property is going around $14,000 which is too much to pay for rock. I see lots in Eden Roc for around $8,000 an acre, but wonder about the higher elevation for growing.
@@3000gtwelder Personally I am not a fan of Eden Roc. It just feels so far from everything up there. I would stay away from Leilani too. Trust me when I say this, people build some really crappy shacks out here. A shipping container home done right would not get bothered as long as you're not filling the place up with dogs, roosters or throwing drug filled raves.

Brother, I love this video. I like how you laid it out, I like how you worked for it. I like how you are optimistic and say to make the dream happen! Any suggestion as to where I could look for land? Like a website, or do you know of some for sale? Is that area safe from the lava? What is the better direction (N,S,E,W) to be located? Also you think they will still turn a blind eye in 2022? Any other places in HI that are chiller like this? If a neighbor calls on you what might happen? Any info on that would be appreciated, thanks!
The dream is still alive. It just costs more. All those questions you asked would require a consult but my best advice, check out puna in person to see if you like it. It is not for everyone

What are you doing for a septic tank? How are collecting your waste and separating gray water
You must watch more of my videos :). I have a compost toilet and my greywater goes out into the landscape. You can get away with it legally here, you have to prove you can't access traditional sewer treatment and have a permitted toilet.

You didnât mention if you had a refrigerator on your solar system! I would imagine that you do, but was wondering if it was a small or large fridge, and if it was a 12-volt type of fridge? Thanks for sharing! We own some lots in Puna, too, but havenât broke ground on any of them yet, as the wife wants to keep working on Kona side, for now! So, we are renting on this side! Take care!
We do have a fridge. Started of with a solar fridge from sundanzer and now have a more conventional upright fridge we got at home depot, just needed to ad 2 more solar panels.
