When all else fails, walking into a room and just saying “wow, it’s absolutely breathtaking isn’t it?” And letting the potential buyers bring up what they love about it works so well.

I suppose real estate and comedy are similar in that you're both working to convince strangers that what you're telling them truly is how you're describing it. For you that would be "valuable", for Cody it would be "humorous"

I think the hard part is not feeling awkward as you go through so many rooms. you just have to keep talking and praising the house, especially for a video so there’s no clients to talk to or bounce off of so you feel a little insecure by the third room because how many more ways can you call something amazing
It's absolutely all about finding the little details to comment on, and sometimes it takes a level of focus and continuing uncrackable confidence most people don't have! It's a genuinely difficult job, because it's absolutely improv. It's in the moment instead of pre-written or observed

@@mollymulheran4628 just for the sake of argument, i actually think it would be a lot harder if it WERENT improv. if you really enjoy the stuff you're looking at you can find a poetic way to describe it. imagine trying to do that in script and recital form, all your reactions to the environment would be more or less rehearsed and it wouldn't feel so natural.

Not gonna lie Cody… the first house tour you did with the humor was outstanding. It was so fresh and so different. I consume countless real estate videos and I genuinely enjoyed every second of it. It was actually better seeing you make a comedic house tour in the beginning than it was seeing you try to sell the house for real to Ryan. But man… I think Ryan should give you a shot and allow you make a comedic version of a few house tours.

It's a big reason why he's a very successful Celebrity Real Estate personality. He's one of the few with an actual sense of humor and self-awareness. It sets him apart.

I think Cody had a hard time because he was trying to think of what the buyer wants to hear (which is important and comes with experience), but a quick way to fake it is to describe all the things YOU love about it as if you're convincing yourself why you need it
Honestly he was hamming up having a "hard time" to try to make a joke out of it rather than truly struggling. And also to help make the guy feel better he was extremely defensive the entire time so he had to keep hamming.

Yea most real estate agents are useless hacks.. It really isn't hard I dislike how Cody made this guy seem like he does something hard. they know all the details beforehand of what's in the house, it's not like the agent just cold reads the house when he walks in. They have speeches prepared. If anything they are counterproductive to the buyer because you need to do all the work yourself to find the real issues and things you should know. They just want the money.

this video was very exciting and fun to watch. i think it's been a little while since i've felt like I really stayed fully present during a video because of how fresh it was (since they've just been such a comfortable and recognizable routine for me that sometimes they fade in the back a bit). although cody has done a video like this like with dhar man and the kombucha guy, this concept was just so hilarious and really well executed. the chemistry between cody and ryan was also a great and made it so funny! love watching your videos cody :)
