- If you're moving to Las Vegas and researching where to live, you've probably come across Green Valley Ranch in Henderson, NV. It's at the top of lots of people's lists for a reason! Join us as we do a community and driving tour of this popular Henerson neighborhood.
The Green Valley Ranch neighborhood is an upscale community in Henderson NV. The area is popular for a number of reasons including great schools, location, and tons of amenities.
Green Valley Ranch is part of the larger master-planned community of Green Valley in Henderson, which…is actually the las vegas areas’ first master-planned community, started before the extremely popular Summerlin in Las Vegas!
Green Valley Ranch is a newer addition to the community. Construction on homes began in 1994. The neighborhood lives up to its name and has lush green parks and walking trails.
The median sales price for single-family homes is $399,000 compared to $319,000 for the rest of the valley. The community has everything from condos to million-dollar homes so there really is something for everyone
One of the BEST things about Green Valley Ranch is the location. The neighborhoods are very quiet, but are in fact tucked just off the 215, one of Las Vegas’ major beltways. This means NOTHING is far. McCarran International airport is 9 minutes away. The Las Vegas Strip is only a 12 minute drive. And you don’t need to leave the neighborhood for groceries, shops, high-end restaurants and bars, boutique fitness and more.
In fact, one of our FAVORITE things about GVR is how walkable the neighborhood. You’re never farther than a 30 minute walk to Green Valley Ranch Casino, The District, Henderson Pavilion, and all that Henderson NV has to offer.
The Green Valley Ranch neighborhood is zoned for some of the TOP ranked schools in ALL of the las vegas area: Vanderburg Elementary, Taylor Glen Elementary, Bob Miller Middle School, and Coronado High School. None of these schools has lower than an 8/10 ranking on Great schools.com
The community does have a master plan fee of $63/mo with most individual neighborhoods issuing an additional neighborhood association fee. While these costs vary depending on if the neighborhood is gated or has a pool, expect to pay an additional $60 for a total of around $120/mo. Unfortunately, GVR doesn’t have a “community center” with pool and fitness room included in this monthly fee like some of the newer master planned communities like Cadence and Skye Canyon, but the fee is used to maintain the beautiful parks and grounds. Luckily, the Henderson Multigenerational Center is smack in the middle of the neighborhood and offers inexpensive memberships for families with access to pool and exercise facilities and hosts TONS of classes and group activities for all ages.
Henderson has consistently been ranked on numerous lists (including Forbes) as one of the top safest neighborhoods for families in the US. Anyone who lives you can assure you…no speeding as the cops are always out!
GVR has a tight-knit community feel and that’s why it’s consistently on the top client’s lists.

Great job of showcasing the absolute best neighborhood in all of Las Vegas! My wife and I bought a house in the neighborhood at the very beginning of your video near Paseo Verde and Desert Shadow trail. I thought I recognized that park you were at. My wife and I can’t imagine living anywhere else and you did such a great job of promoting the area. You can’t beat the GVR lifestyle!!

bigggmustang73 They do, but it’s more likely you will find that in the resale market in which the homes and trees have been there 15+ years. We’ve seen some amazing backyards in which you’d never think you were in Vegas. Love to help if you need anything 😊😊
