- A lady called me and asked if I could help after a renter destroyed their lawn and didn't mow it for a long time before leaving it abandoned. We got everything mowed, trimmed, and edged and made it look respectful again.

Awesome 👍👍 Really appreciate the support!
Agree
The landlord needs to include the price of a weekly yard mowing in the rent!
Yeah there are lots of different ways landlords handle mowing around here!
Every rental I've ever had, I was responsible for the yard maintenence.
Anyone with property’s must take care of lawn service if they want it done! Well done Sir. 🙏☘️
When landlords don't check on their properties.
Agreed
Brian not only are you a very talented landscaper but anytime I hear your name on CZcams from fellow landscapers they have the nicest things to say about you. I'm sure you are exactly like you seem. Genuine, giving, selfless, and the list goes on. What you are doing for the community during these rough times is commendable! I wish You, Justin, and your family nothing but happiness, health, and success! Every lawn you tackle is done to the best of your ability and you treat the people with such dignity and respect. I just want to thank you for all that you do.
Once again you waved your magic wand (lawnmower) and turned this into a decent looking property. Thank you guys for all that you do. You brought some life back into that property and I'm sure everybody on that street appreciates your dedication and hard work.
When we were renting our home, we paid for lawn services. The renters tried to get a rent reduction by offering to cut the grass. We learned that never is what happens. From the outside, it looks like a really sweet little place.
It really does look like a humble sweet little home and for someone to just leave it destroyed like that on the outside... I fear what it would look like on the inside. That is so sad to me! I have been renting my home for 7 years now and I take care of my own lawn. Oh and I do not and have never asked to decrease rent for doing it. To me it is a part of my duties as a renter, keep the inside of my house clean and do not destroy the property in anyway and to take care of my lawn. If something breaks due to wear and tear then I call the landlord to fix and he does. That's the way it is supposed to be..... but what happened in this video, such a shame 😔
@@megansmith1382 Yes, that's how it's supposed to be. Every place I've ever rented, I've received my full cleaning fee back. We had to spend 3500.00 to clean up after one tenant. We've also had good ones too. It's hard to tell anymore.
@@tatiannazutania7751 Yeah I've had to pay a security deposit but that is for the house and whether or not I end up causing damage and that would cover the cost and if not I would get my security deposit back. However, I have never paid a cleaning fee. Where do you live if you don't mind me asking? 🤔 I live in Oregon. I wonder if there is simply different laws for different areas maybe? The way its always been where I'm at is that we(renters) take care of my own lawn care. If we let it get out of hand then it stays that way until we move or become evicted. Otherwise it's on us how nice or ugly we want our lawns. Its fascinating to hear that in other places a land lord would have to pay for lawn care. Haha we do not get free lawn care and I wish we did that would be amazing.
@@megansmith1382 I used to live in Gold Beach, OR on the Rogue River. I've lived in 6 different states, and the laws are different. In CA, where we had rentals, if the lawn was bad, it went back to the homeowner and the fines were steep. Couldn't risk that.
You did a great job on this one! The fence line was nutty! Overgrowth on a fence bothers the heck out of me. I would literally go crazy. 😂 (This from a girl who got out and edged her entire yard with a hatchet and a hand shovel because the weed eater was broken) that was a long 8 hours! Keep up the great work. Stay safe and as cool as you can out there. God bless you and Justin.
just what the doctor ordered on a Sunday morning watching Brian mow some overgrown yard and a cup of coffee in one hand and a bagel keep them coming top notch.
That sounds like a great breakfast!! Appreciate the support
Hay you have a good kid helping ♥️👏Good job man that's uncalled for .Not good people.
Definitely 👍👍 Always awesome to be part of a good team!
Sorry to see people behave that way! It's a blessing to many that you are willing to take on these kind of jobs Brian! I'm not finished watching and looking forward to seeing it restored!! Thank you for showing these videos! Marie🕊
Hi Marie ☺️😊👋 Appreciate your support so much!
@@TopNotchLawns someone appearing to be you (screen named “text me on telegram”) replied to my comment for you and thanked me for my comment and asked me to “hit [them] up”. Thought you might want to know...
Faith, look at that house closely. The grass isn't the whole story. It's got peeling paint, a warped door with plywood where a window should be, broken outdoor lights, blistering clapboard. A fast slap-dab paint job, Probably not so good inside, either. She's using the lawn as an excuse to keep the damage deposit. And that's what is supposed to be included in the rent: it's called "cost of maintenance," including the grass. She isn't keeping up the entire property. The lawn is just being used as misdirection. The structure itself will still be crappy, even after the grass is cut. And she's legally responsible for the condition of the property, not s renter, unless specified in the contract. This isn't Mayberry R.F.D., this is 2022, and it isn't in the contract. It's her responsibility, not theirs unless they want it to be. ;)
You guys did an amazing job! That grass was more like a field. Beautiful now!
Hi Bess ☺️☺️👋 Yeah really tall in some areas and really thick and some others!
Hiring the right professional with the proper tools turned this yard from a disaster to something amazing! Congrats to you and your son on another job well done!
Good idea would be to eliminate the trash first. That way you wouldn't have to cut around it. Also risk damaging your equipment or the house if you hit a big brick or something.
That's how you do it in Lawnmowing Simulator. Trash pickup first, mow second.
OMG!!! What a huge and terrible yard to transform 😱 It's incredible how people can leave a place in such conditions 🤔 Congratulations 👏 Be blessed 🙏 Sending lots of love ❤️ and positive energy ✨️ from South of Spain 🇪🇸
Hi Mariam ☺️☺️👋 Really appreciate the feedback! Blessings to you! Would love to visit the south of Spain sometime!!
@@TopNotchLawns It would be great for you and the entire family specially during summer but not so terribly hot as it's now 🌴 You all will be really welcome 🙏 🤗 💖☘️🥰
I just pay for a lawn service for my rental. I once had a tenant who had his own mower so I took $50 off the rent to keep the lawn mowed. You can’t blame the tenant for the way the yard looks when you, as an owner, put zero care of effort into it yourself. If the landlord let the yard get this bad I can’t imagine how dilapidated the inside is. Sorry but even though I own properties I’m on the tenants side on this one. This guy was clearly a slumlord who didn’t maintain his properties well/at all.
All I can say is there is an old saying “ even dogs don’t crap where they sleep. 😴 no excuse when this is where you choose to live and you can’t even rent a lawn mower to……..
Totally agree with you Ally!👌
Most tenants dont have lawnmowers!
Agreed. I personally wouldn’t expect someone that’s renting to buy a lawnmower so I’d include it in the rent and just pay for the service.
Yes! There are so many ways a person can see that the landlord has been a slumlord. There's a lot more to this story. But I do appreciate the effort and results in the end.
Brian and Justin are a godsend thanks for doing this for the house and street

I can't get over how disrespectful some people of others property. You did an amazing job giving what you were working with. Keep safe and hydrated. Love ya ❤🥰🌹💋
Hey Darlene ☺️☺️👋👋 yeah I’ve worked around the rental property business most of my life, surprised I can still be amazed by what some people do!! You stay safe and take care 🥰
Every house I've rented over the years. In the lease I was responsible for the yard. I love your videos much love 💖
At the end, in the 'reveal', I thought I noticed something different : I like how the landlord 'freshened up' the house, for the next tenant, by painting the trim, window frames and porch railing black. Between the now tidy yards, and the paint job, it really makes it POP !!!
It is so wonderful that you are willing to clean up properties. I don't see anyone helping you very much - looks like it's you doing all the work and the cameraman pitching in only once in a while.
Changed look of that place 10 fold.amazing the people that just don’t care about their surroundings whether renting or own the home.as always your making a difference for the neighborhood.keep it up 👍👍👍😎😎😎
Yeah always sad when people don’t take care of things they should be responsible for, no matter the situation! Always appreciate the support man hope you have a great week
It's a crying shame that people do this to someone. You know what they say about KARMA though, she'll have the last laugh. Another TOP NOTCH job guys. Like the new intro there Brian. You guys work so very hard to make someone else happy and I know that you both will be well blessed in the long run. God bless, stay safe and much Luv from Virginia.
💯👍
It still never ceases to amaze me the difference it makes in the appearance of a home when it has a well-groomed lawn!!!! Thanks for sharing.
Honestly I agree!! Even when you’re finishing a job it’s not as easy to tell as when you see the before and after pictures!!
What a difference Brian! The owner must have painted the trim while you were there?? Looks good. The back looks especially good. Its sad how people live like that on another person's property. I always left a rental cleaner than when I originally rented it. Who knows how bad the inside was! Icky I'm sure!
Ditto, I always left rentals better than my move ins, too.
That back yard was a jungle! Good restorative job!
Yeah always amazing what a little trimming up can do!
Oh my. That's so unkept. Just because folks rent... they should be accountable for upkeep in their surroundings. Oh, I'd be beyond mad to see this! Thank you very much, both if you for stepping up and helping....
If you look beyond the clutter... it's a lovely lot. Private and surrealistic. The possibilities are endless to create a oasis here
Mowing the large areas certainly started providing relief. Liked your ability to make the back yard re-appear. The branch you took out, that obscured light and the fence-line top, was a nice thought. You two did nice work. At the end, you can see the charm appeal of the place, the owner can have hope of getting through key repairs and new people can enjoy it. Probably the neighborhood will be cheering as well.
Great job
When I was a landlord, in my contract I had a inside walk through every 6 months. And you def need to pay for lawn care renters don’t care. If this is how they treat the outside you need to know how they treat the inside. Great work Brian & Justin keep up the great work.
You had an inside walk through every 6 months a tenant lived at your property? That's smart!
Yes it is, Megan, and it protects BOTH parties.
Looks like the property next door could use your help as well. You are so thorough! Pleasure watching your transformations.
Good Day Brian and Justin. Like the lil Comic in the beginning😂😂😂
Lol thanks ☺️☺️👋 good day to you too Willie
Hi Brian. Awesome job on that yard! It sure needed some help! You did great work on it.
Thanks so much ☺️☺️👋 A bit of a jungle! Lol always amazing what a little cleanup can do!
It's a shame that people destroy others property. The inside is probably worse than the outside. Thankful you were able to make the yard look really nice!
Sue Wolfe- I always look forward to your videos and this one didn't disappoint When I see piles of bricks and outlines in the yard, I try and guess what was once there. My son and his wife had rental property and had a working lawnmower on site for the renters to use. It was their responsibility to maintain the lawn and they did! That's one good use of a deposit,, huh? Thanks for the good content, Brian and hydrate!! Have a great week!!👍👏😎❤️
Brian and Justin are God's Masterpieces! We all love you both.
Wow this is sad renters left this mess ... You and Justin are angels for helping people out like you do. All the best.
Thank you Jean. Always appreciate your support 😊☺️👋
What a nice house! It is really pretty! A wonderful home for a family, they fill it with life and joy!! ❤😊
Fantastic transformation work Brian and Justin. I think one or two commentators were expecting more from you (all the rubble, trash, etc) to be cleared, but that is missing the point of the exercise, which I think you were trying to reclaim an absolute mess, for the owner. That you achieved 100% and we are all blessed for you sharing with us. Many thanks again Brian. All the very best to you and family 💎💎💎
Great job you did! Being a veteran myself and with my husband a veteran , we really appreciate you doing this for her.
Some of the weeds growing around the brick pit, were almost trees. Another Top Notch result with this yard transformation. Hi from Australia.
Hi Janice in Australia 😊😊👋 Yeah this one was a bit rugged!
With all the things in the grass, it’s amazing you didn’t mess up your equipment. Nice job
Want to say thanks for helping people out. That's a lot of hard work especially on some yards. I like watching your videos
Thanks so much so glad you enjoy them! We couldn’t do this work without your support
That’s what could be a really cute house, and looks so much better all neat and tidy after a Top Notch treatment!
Hi Laurel ☺️😊👋👋 Definitely a cute house! Hope you have a great week
The owners painted during your clean-up! Well done as usual, sir.
I wasn't going to but I need to speak my mind. First, great job as always considering all the debris in the yard. Second, I don't know the tenants' or landlord's (owner's) circumstances. From my point of view: Why as a tenant, paying my hard earned money to pay rent, would I spend my time and energy maintaining the lawn when the house is poorly maintained? It seems to me if the landlord wants good tenants then the landlord should maintain the house which they are probably getting big rent money for. This is my gut opinion not knowing the specific circumstances of the tenant or landlord. ****HATERS need NOT comment****
I noticed the double standard as well. Home owners get the benefit of the doubt while renters are irresponsible scum. What gives?
I was thinking the same thing. Looking at the house it's not in great shape so why should I worry about polishing someone's turd when I'm paying them.
Had a renter in the upper apartment of a 1930's Apartment building that was a hoarder, when the roof leaked she caught the water in buckets rather than informing the owner because she didn't want to face eviction when they discovered the mess. Her heat went out so she bought a dozen electric heaters rather than informing the owner. Her kitchen sink backed up and again said nothing. All sorts of damage was done and covered up. When eviction finally did come it took two dumpsters to haul away the garbage in her apartment and repairs took nearly a year. There are a mountain of legal hurdles that landlords face to enter rental homes now-a-days.
I get it I know exactly what you’re saying! Top notch is doing it for the neighborhood believe it or not this is one generous Individual!
No offense but I think landlords know what they are getting into when they start renting if not then that's on them.
OMG I thought I was going to faint when you weed whacked those healthy irises at the corner of the sidewalk wall. A butchering of a perfectly healthy plant there, Brian. I hope it comes back next spring. Other than laying waste to good garden plants, great job as always.
I thought the same. I hope they come back. They’re bulbs so they should.
Yup. Iris's will be fresh and healthy in spring.
Those irises will come back better than ever after that trim. Looks like the property next door needs your special touch too! Thanks for taking the clippings! It just makes for a super neat job! IMO ❤❤
There is a lot to say about your work that is always great but the thing that really stands out for me is that Hustler never bogs down no matter what you cut with it I hope they are a sponsor of yours. I know they sponsor others on youtube with less amout of subscribers if they do not, I will put in a plug-in for you on their website just let me know

Brian and the Boyz, beautifying the world one house at a time. Great work guy's.
You always leave the place in the nicest condition. You're such a blessing sir!
I have been watching other mowing videos that are mowing lawn for free. They do not do as well of a job if they are mowing a free lawn as they do if someone lives there. But you always do consistent work and it always looks top notch! Keep doing what you guys are doing. Tell Justin I said hello. Kat from Birmingham
Hi from uk Brian👋👍I must admit sometimes the before and after really demonstrate the difference you both make to the community's👌 and I really feel for property owners sometimes when tenants dont take a bit pride nor care for the propertys as there is much more suitable ppl for the property's😡 yet owners have to put rite structural things but the appearance is more to some as this was what looked like a beautiful property and will be again as you guys kicked it off to a good start👌 great job guys and good bit strimming on this one the edger was in awe of strimmer 👍 excellent hope you had nice weekend and have a great week👍 thanks for your time and be safe see you soon👍👋💚
Thanks so much Mark always appreciate man! Definitely a bit more of an obstacle course than I’m used to! Hopefully this will help them get on the right path! Hope you have a great week
Oh wow! Thats such a nice looking home for it to be left like that.... so so sad! Thank you so much for coming in to help the owner make his place look presentable again.
Thank you Megan ☺️☺️👋

I'll never understand why people think it's ok to trash a place when they leave.
Yeah always hard when people don’t take care of things they should be responsible for!

Brian and Justin you guys are so amazing. Thank you so very much for all of your hard work and dedication. May God bless you both abundantly
Don't tell your wife but I love watching the fine muscles in your back lower legs- gastrocnemius. Your grass cutting service is also great. Your motivation is also valuable to man kind.
Oh wow. That house came back to life, thanks to you and Justin.
Thank you so much for the support Raquel
The master gardener in me choked when I saw you cut down all those irises.
Cases like this makes me think that the owner or property manager never checks out the tenants while living there. The neighbors on either side of the house needed sprucing up too. Great improvement. Great job.
Great job! Such a cute house. I hope next renter takes better care of it. Also hope landlord hauls off all that junk.

Nice clean up. Landlord needs to add that to the rent yard maintenance.👏👏

@@TopNotchLawns We are just thrilled! The grass has been so dry and I have just been watering the garden and flowers. Along with everything else my water bill has been high. I am still grateful for so many things, including You! ❤️
So lovely to see you and your son doing a job together again. Where's the other young chap that was working with you? Another great job. I hope that the lady you helped out, hired you to keep up her garden and includes your fee into the rent she charges to next tenant.
You guys are awesome!! It's crazy to let a yard get this overgrown,it doesn't take long either after a good rain, but thank goodness you two are out there on the job!! Great job Topnotch!!
Great job. Renters should not be responsible for the landscaping on this size yard. The Landlord should pay for it but take it into account when setting the rent amount before renting it out.
Our first rental 30 years ago included a tractor for us to have $100 a month off to mow about four acres. My hubby therefore, learned how to operate a tractor lol. Great transformation!
Awesome! Cool you guys were willing to do the work! Thanks for sharing
Third time's a charm
As I said beautiful thick green grass.
And yes hindsight is 20/20
And when the landlord has a provider to care for the landscape and spray monthly then the property owner would know how the property looks Plus I just have internet service. It's called surveillance To keep the property owner safe and the renter safe .
Blinking heck guys that looks like a scene from Tomb Raider. You both went all out on this property.
You put others before yourselves and bless a neighborhood. Look after yourselves . Your U tube friend in Queensland Australia 👍 🖐🐨🐨🖐👍
Phenomenal work yet again! You guys do amazing stuff for the community.
Oh my gosh! The backyard was a jungle, and the front not much better! You put a huge amount of effort in and look at your hard work paid off! Excellent job!! I’m glad you aren’t responsible for the inside of that place, ugh, I can only imagine how bad it was. I hate renters that make the rest of us look bad. :( But thanks for cleaning up after these, job well done!
Yet another AWESOME JOB BRIAN!!!!! GOD BL WS YOU AND YOUR CREW, AND THANK YOU FOR EHAT YOU DO FOR ALL THE DESERVING PEOPLE THAT YOU ENCOUNTER.... GOD BLESS...BILL
If the renter refused to cut the grass or basic upkeep, I would have hired someone and charged them extra each month. Amazing transformation!
Not only respectful but you both give life back to this house. It was really necessary. and you two made an incredible job! It seems another place! Thanks for the good experience
What a beautiful job Brian. Too bad some folks don’t give a hoot about property. People like that will never own, just rent and abandon. Big Al.
The same thing happened to my niece. Her renter never mowed the back; it was in the lease contract that they
do so. She sold the house and vowed she'd never rent to anyone again.
Great work guys. It looks so much better now. The owner should be very happy. Thanks for sharing the video.

I’m always curious about property owners who don’t provide landscaping for their tenants. Every place I’ve rented, there’s been a guy who comes every two weeks. I know people say they will take care of the property if they take a few bucks off the rent, but for a place like this, I’d ask to see their lawn mower first…
Interesting.... every place I have ever lived we had to do our own mowing and landscaping. I have lived in this place im renting from now for 7 years and I've done my own yard work. But previous to that all the places I lived was the same. Its expected that when you rent you take care of your own lawns and you do not expect the land lord to take money off your rent for it either. EXCEPT when I lived in an apartment building long ago. The apartment complex did do their own lawn care. I am curious where you live because I just have never heard of anyone renting a home and getting free lawn care from their landlords.
@@megansmith1382 Thanks for your reply. I live in Los Angeles. I’ve learned a lot about how people live in other places from these mowing videos!
@@phantomframe Same here as well. I've gained a lot of new knowledge. I live in Oregon.

Awesome job as usual. I really enjoy your videos. In the back yard, I saw lots of a weed my dad used to call 'lamb's quarter'. I saw an ad on CZcams that said back during the depression, people would gather it in bath tubs and can it. I think their 'bath tubs' back then were the big round galvanized wash tubs. I remember my mom giving us a bath in one of them when we were young. Probably mid to late 50's. I'm 72 now.
That’s so awesome and! I am definitely not familiar with that! Appreciate you sharing about your family and the story!!
