Make sure you do a walk through with the company and take pictures. Because they often say that carpet and paint needed to be replaced or removed or redone so that they can keep the money. They have to do that anyway to even bring a new tenant in, but they'll charge you for it.
Omg girl as a former landlord you are a unicorn let me tell you! lol I had a tenant who got upset that I did not give them their deposit back, after they let my grass die on a 6k+ lot , painted my fireplace and the doors Barney purple had 1345658778878854334 people living in the house , this is why I did not renew the lease btw oh my gosh the list goes on . I had over 20k in repairs to make and still working on. Uh you are a gem 💎
Honey, to get your sec deposit you just need like... No damages or repairs. I mean you should clean up behind yourself but if you have been in a unit for four years they should already be ready to come in and do the deep clean before the next tenant. Like they aren't NOT going to clean a unit in a place with an extended lease without making sure it's show ready. But good job.
One thing I like to do is take a detailed video and several close up pictures upon move in (before you start moving your things in) then again upon moving out once you've cleaned and all your stuff is out. Then I email the videos to myself so I'll have a copy forever. Best believe I'm getting all my security deposit back !
My mom got 100% of her deposit back after 33yrs. The owners were so cheap my mom replaced several garbage disposals, painted several times, did all repairs. We had receipts.
It looks like you know what you’re doing. As a landlord and housekeeper, may I suggest you remember to pull the refrigerator out, clean A/C ventilation fans and grills, check for dust stuck on grease if you have recessed kitchen cabinets, use a pumice stone on toilet rings, remove soap scum around tub/shower walls and soap/product shelving. Clean hard water spots and polish all , lift up stove top to clean under… , clean window tracks and sills. Clean dirty grime around light switches and doorknobs… , remove bugs from overhead lighting… . Detail until it’s as clean as it was when you moved in. Good luck!

Didn't matter how clean I got it, never have been given that deposit back . Good luck, they will give you every excuse to not give it back.

And always take a before video and a after video because you can use it in court if the owner does not want to pay your security deposit back

I always clean up after a move. The place ALWAYS looks better than how I received it when done.

No, that's not necessary. I am a landlord. Nice to do that, but not required. A basic clean is good. No krud, holes, damage.

My property manager and I did the walk through the next day after I moved out and I returned all the keys including the mailbox key.
