The rule that has been the subject of litigation requires only that listing brokers communicate an offer of compensation. That offer can be any amount, including zero.

If you want "legal representation" you should hire a "lawyer", not listen to a "realtor".

That's absolutely correct. You can hire a lawyer. You can hire a Realtor. Either way, you'll have someone in your corner. Typically, a buyer/seller ends up hiring both a Realtor and a Lawyer.
