    Judge Simpson is very protective of his staff. I love watching his interactions with them and the attorneys at the start of his sessions. They seem like they all get on really well.

      I'm going to say Judge Simpson is very strict with his staff. When it comes to work. Everything is exactly by the book, absolutely no cutting of corners. He trusts them explicitly. So when someone accuses them of wrong doing or not doing, hold on baby, you are in for a ride of your life.

    Who moves into a new apartment and leaves a FIREARM in their OLD apartment (presumably in some "boxes" per the landlord)? That gun should be in your possession, in your legal place of residence, not some "used to live there" place. My guess is that there was NO firearm "stolen". I was surprised the judge didn't ask her for the police report for the "stolen" weapon. Maybe that will come up at trial on Tuesday 7-23-24. And as the judge pointed out, she is using this as some BS excuse for not paying any rent on the NEW apartment.

    If there is a problem with a rental, put the rent into an escrow account and give the statement to the rental company. You still have to pay rent.

      ​@amosfrench7169 I don't live in Michigan so that's a moot point. Several states like GA don't allow judges any discretion when it comes to LT cases. You don't pay your rent, you're out in 7 days. No questions asked.

    Just moved my entire 4 bedroom house to a temporary apartment then from that apartment to a new 4 bedroom house in less than one day each time using only a moving van (and a lot of trips). By myself. After working a 8 hour shift both days.
    Work hard at accomplishing things, not at making excuses.

      Holy cow I give you props.. My husband and I moved almost 4 years ago now but it took us over a week to move 15 years of life we accumulated. It was exhausting.. So I'm impressed!! When and if we decide to move again I might need to look you up. Lol 😉

      @@Renae83 It helps a lot to throw away / give away stuff you're going to replace soon (like old mattresses and furniture) or don't use anymore. Use small boxes that are easy to move and stack in the moving van. Unpacking is slow anyhow, so don't waste time packing too carefully. Do as much packing ahead of time as possible (pack the stuff you don't use every day in advance) and prepare the pick up and drop off zones for quick. Have the equipment you need ready (straps and a strong dolly). It was maybe 7 or 8 trips in that moving van each move.
      Moving always sucks, so you might as well grind it out as quick as possible.

    This tenant is manipulative and conniving and is milking the situation like a professional scammer. Plaintiffs attorney is 100% right. She knows the Judge Simpson has no problem allowing folks to use the system in order to extend that free ride for as long as possible. He allows it even when it’s obvious the person has zero intention of getting caught up in their rent.

    This seemingly started out as Simpson going to be a savior for this tenant, and he would have if anything she said was true. None of it was, not a word.
    I've never seen him raise his voice to Luckoff before. They've disagreed, but it's always been smooth. I haven't watched much of today's hearings, it makes me wonder if someone pushed his patience way too far before this hearing even started.

      Luckoff said the company's rep would explain they didn't lock out. When the rep started to explain, it sounded very bad for the landlord. Luckoff wanted to stop everything, changing the rules in the middle.
      What she did was nothing more than a cheap lawyer's trick to delay. As it turned out, she had nothing to worry about, and it saved time for everyone. Otherwise, this would have gone on for another month.

      @@sandboxplayerz667 Luckoff is good at what she does, and you have to acknowledge that it's a difficult position to be in. In her place, you'd want to be compassionate, but so many tenants are ripping off the landlords, you have to have a thick skin.

      @@cyn4476 Sure. I'm explaining why Judge Simpson got slightly heated with her. She said company rep's lady would explain. Once you allowed someone to testify, you can't stop the follow up questions.
      When the lady said they locked her out even though the boxes were there, Luckoff thought they were in big trouble, so she tried to delay it.

    She was actively occupying two apartments and not paying rent on either of them. It does not take 10+ days to move your stuff. Most people work full time during a move, and it usually takes 1, maybe 2 days to empty out a house if working at it all day. Surely, she had days off during that time.

    So glad Cheryl Luckoff was on the case here. I remember when the original case came up, the defendant was a grifter then and more so now...im surprised the defendant didnt say there was an embroidered quilt that her dead grandmother made..she got moved through the kindness of the landlord because she claimed there were bad people around the apartment...now it makes me wonder if the whole thing was a big fat lie from the grifter..and if she thinks a class is more imortant than a roof over her head, it shows how thick she is and hasnt a clue about consequenses.

    Of course, she doesn’t think that she needs to pay any rent, because Judge Simpson allowed her to live for free for many months in her last apartment, which was the last case. There were some problems with the last apartment which required fairly extensive repairs, so the landlord moved her to a different apartment and waved rent or fees that she hadn’t paid. Now all she has to do is tell Judge Simpson that this apartment has many problems as well, then she will be able to live there for free for multiple months, while the court case drags on. She’s a quick learner and has picked up on the scam quite well. Let’s also not forget to accuse the landlord of failing to live up to the terms of the conditional dismissal because, according to the defendant, the landlord was primarily responsible for making sure that her belongings were moved to the new unit so she wouldn’t incur any moving expenses. Also, the landlord only allowed her TEN days to vacate the prior apartment and then took possession of it and, you know , she really could have used that extra space to store her belongings. The icing on the cake is that not only did the landlord fail to move all of her possessions, they actually have treated the property as if it belongs to them, and removed anything she left behind, without her authorized approval first. Can you believe the nerve of these people?(sarcasm) Because of that, she’s stating that the landlord stole her items, even though she was responsible for checking to be sure nothing was left behind and that all items were transported to the new location. She seems to believe the landlord now OWES HER free living arrangements for life. I think she’s confident that Judge Simpson will side with her because so far, it has really worked out well for her.
    Unfortunately, I believe that Judge Simpson very often allows tenants to use the court system to avoid paying rent to their landlords. He often postpones the matter for several weeks to a couple of months, allowing many individuals who, I believe, have no interest in ever becoming current with the rent, but instead are focused on how they can manipulate the court, to draw the case out as long as possible in order to continue to live rent free.
    I’ll be interested to see how this case plays out. From watching many other cases, I suspect the woman will continue to withhold rent and then at trial Judge Simpson will let her vacate after fifteen to thirty days, avoid putting an eviction on her record by strong arming the plaintiff into another consent agreement, and she’ll never give the landlord another penny or have a money judgment against her. Plaintiff’s attorney is exactly correct in her stance on this situation and knows the score, and that Judge Simpson is taking her client on another ride. In the end, the defendant will have been able to live rent free for close to a year with zero legal repercussions and the landlord will have to take the hit and suck it up. I don’t know why anyone would choose to be a landlord in that jurisdiction, with this judge on the bench. I’ve seen several other judges, even in Michigan, and they seem to be much more fair with both parties than Judge Simpson is, and I really love him when it comes to criminal cases and other types of civil cases.

    Nothing like deliberately leaving stuff in the eviction unit, getting 10 days to move to ANOTHER unit the SAME complex, screwing the landlords AGAIN by not paying rent again then claiming damages on your abandoned JUNK!! WOW.
    And leaving a gun for some THUG to steal too. Wonderful.

    The lesson here is to respect the court system and its employees. The judge, if the staff failed to do their job, would be equally if not more harsh with the employee for their lapse; but for a defendant to blame someone else for the untenable position is being just an awful person. Be honest - if you mess up, fess up! I'm sure we've all failed to launch (send documents or attachments), but it is quite easy to say "my bad." Now, why didn't she make a more concerted effort to move? Landlords don't have a whole lot of time to repair or clean a vacated unit, so waiting for your d*** a** to get out is galling. /end rant.

    She’s clearly a liar, but if somehow there’s a dash of truth sprinkled in there, the only real way to have a defense is to provide written evidence of an agreement that allegedly happened. She came up with the whole, “apparently I didn’t send the email” crap on the fly because she knew she had nothing to back her up.

    Can't afford a moving truck but has a new apartment? That's a moving budget expense ma'am, if you can't afford a moving truck, you can't afford to move. Hasn't paid rent on the new unit, making excuses, I'm surprised she was paying rent on the previous unit... All of her excuses can be managed: work, take a couple of days off to move; class, notify your professor and do the required work ahead of time; have kids to wrangle, have someone watch them for a day or two. It's called being a responsible adult.

    Once a tenant stops paying rent, it is difficult for them to start again. The rent money starts being used for other things. When they have to start again, they start seeing reasons not to pay because rent is such a burden on a family budget. Laws should be changed to require escrow accounts for any unpaid rent. Then who gets the money should be battled out in court.

    Was she saying that she didn't compose the eMail to his staff, or didn't send it? If the latter, what was the eMail address it was supposed to be delivered-to? That seems like a simple way to try to find the truth, or a little bit of it.
