    I like your style.
    When its put like that it IS easy.
    Sometimes it's the epiphany that strikes that is all that's needed.
    All the reading up WILL help, but in the end it might be simple leg work and the gift of the gab that strikes the deal.
    I too have more land than I need but just can't get myself to lose it for any price, so MY advice is to not hang on to that extra space for too long because you might just fall in love with it!

      Yeah right, it was I knew what I wanted I seen what a couple of acres was like size-wise and for what I wanted to do anything more was just too much to work without bigger machines.
      The fact that I could have nearly 3 acres for free was more appealing than 6 acres and if like you say, you have a little cheek like me and it's not really cheek it's more of the thinking...? Then you can get something really valuable for nothing at the end of the day.
      But I like my neighbour he and his family are great neighbours and we get along great so I'm glad I could make their dreams come true as they had been let down lots of times. So everyone is happy

    Yes, this is totally how I got my land for free like I say in the intro it's about knowledge, and once you know what to do. Which is going out and looking & finding someone willing to sell you some land.
    Just do what I did and purchase double the amount you need for the average price per acre, make sure you do all the checks I mention in the video. Then sell half with all the things people want when looking to buy land.
    I guarantee you will bank on the sale of your other half if you do what I did.. ! Good Luck Guy's..!

    You are doing an incredible job! I’ve only just come across your channel in the last few hours and have now watched about 6 of your videos. I find you to be very knowledgeable and intelligent and your explain things very clearly. I am very impressed with your willingness to share your knowledge. I do hope yo have a little smallholding by acquiring unclaimed land - why not? A simple life for myself and family is enough for me.

      Just go for it I know several people who have claimed land, some were not registered and some were. People don't really understand that land can be left to go into disrepair for all reasons. Maybe someone or should I say the owner moved abroad and just left it or maybe passed away.
      If it doesn't get claimed it only goes to the crown or local councils to claim it. But anyone has the right to claim it otherwise there wouldn't be the law of adverse possession. Some people say it's stealing which they need to understand it was all taken from our ancestor's hundreds of years ago by kings and queens and given to their cronies. Some of their families still own that land today and in some cases, thousands and thousands of acres just to go shooting now and then. If the common man wants to farm the land they have to rent it back off the families who got it for nothing.
      If you really keep your eyes open when driving around it is basically a numbers game, by cheap £10 phone and get some signs made upon trespassers will be prosecuted etc and leave the number on the signs for the cheap phone if it rings you know why and if they start shouting just say that someone rented you it and then move on to the next bit. But try to find as many pieces as possible. Make sure you check out my videos on claiming land and also read my blog article on the topic has some tips you may be able to use.       Thanks, D J if you're looking to buy land maybe think about buying more the way I did, but if you do pick the right person to sell it to. The worst thing you can do is sell it to an A--- H--- and believe they are around there is one who owns a stable conversion just as I pass it to access my land.
      We used to talk then he thought he was King Ding of the wing and well the rest is history lol put in his place never to be heard of again like a proper school bully haha. Anyway mate thanks for the comment..!

    I agree talking to people/locals is normally the best route to get info. Especially if they like you!
    I wonder why a potential land seller/farmer wouldn't go straight for the online/agent route to maximise sale price.
    I guess there is some perk for the seller from to a personal one-to-one sale.

      Hi I think if they are still going to be living there then it could be they get time to judge the person..? I know that's what I did when I was looking to sell some of the land I had purchased I wanted to make sure the buyer was someone that I wanted to share access with and who would take care of their land. I like mine to look good so wanted theirs too and also to be able to get on with them.
      Don't get me wrong people do go straight to estate and land agents but also selling land with clawbacks on can be pricey to draw up the contract and also takes time to find a buyer.
      But if you have the cash and approach them and they feel you out so to speak well they know you want the land and the sale moves faster than with all the middlemen wanting this and that plus fewer costs at the end of the sale. maybe I am wrong but could be one or several of those factors..?

      Hi you just have to keep looking preferably not through estate agents but seeing some land and trying to find the owner and if you do ask them if they would like to sell, this is how I and the people I know did it. Most land sales are not through estate agents but through people locally so asking in villages and around local farmers if they know of any, could pay dividends. Also, large farmers will be selling up soon so should be plenty of small plots potentially for sale.

    What a brilliant channel. loads af brill tips on here, ive been searching high and low for land that I could work on, Iv quite a lot of cash but on line its shiii****te, way over the top. Im guessing thats a sout teeside / north yorks accent ? Malton maybe ? In originally from stockton on tees and recognize the twang so well!!!... Any way a great vid, you really think its possible to get a scrap of land by going out looking??? my other question which you kind of answered in other videos is once you get a bit of land you cant necessarily put up a caravan to start with or can you, I know its impossible to build even a log cabin without planninvg permission, did you start with a caravan ?? if so how long did you stay in it before getting somewhere more permanent ? anyhow keep up thr good work. I thought about putting a yurt up but even that isnt allowed (correct me if im wrong).

      Hi yes, I'm from the same place as you lol you defiantly can find land looking around. This is how i and all my friends found it. Looking online is the worst way and most land sales are not done online, you just have to look for some and ask, yes it may take a while but so does anything worth asking, and if you have cash ready to go.
      That motivates a seller especially if it's out of the way not next to housing estates already. Honestly, if it took you a year of asking what else would you be doing, you only have to look as you are driving around going to other places and pull up and ask locals. It took me 3 months to find my land and then I found it a mile from. my house which is not far at all and you can see where I am and how close to the town.
      I just stook a caravan on the land straight away and went down the health and safety route and it worked for me and there is a caravan right next to me the land I sold and one as I pass to come into my land. If it normal agricultural land then it is pretty easy. The hardest is if the land is a national park or protected areas. If you keep your land tidy and look for somewhere you can put the caravan out the way, but honestly, I would go down the route of getting planning for stables and they fit in really well in the countryside. Do a couple out and just say you are using them for cleaning while you build up your farm or whatever business you want to do really, it's just people get worried too much about what if..? But what can they do really ..? They are not going to beat you up and anything worth anything is worth fighting for..!

    Do you know of any channels that talk about adverse possession of woodland in the UK? All I can find is people talking agricultural land and mentioning woodland in passing.

      Depends how big it is and where it is, if you where going to dig a lake you would. I have gug to large ponds without planning and never even been asked about them

    Can I buy a very small amount of land? Just to build a small cabin I would be so happy with that! I also think we would get along like a house on fire!

      You can buy small parcel i mention a guy who purchased a 8th of an acre and has a dog grooming business on there lives on there and you will be surprised how big an overgrown corner of a field can be..?

    How did you get planning permission for the stables? I had the impression that you need 12 acres of land in order to get permission to build something on it.

      No that is 12.5 acres for permitted development, but you don't need to own that amount you could be owning just 3 acres and then renting the rest along as the area you want to build on is no less than a hectare. You just give a prior ap[plication warning to planners or council but it's still takes ages.
      I would rather go down the planning route and keep my permitted development just in case you need it for converting a barn or stable into a home etc.
      A bit more goes into it but if you use it for one thing you cannot use it for another red tape and all that bull shit.
      But you can get planning on small parcels of land I know a guy who has just over 2 acres has 2 barns, a stable block, a shipping container, a commercial polytunnel and a huge concert pad area. A lot for small parcel of land

      Its hard to find websites you have to go out and actually look for land and try to buy it or claim it, but there is no websites for this, Craig

      Yeah aslong as your uk citizen you can claim land and once its in your name sell it to who ever you want
