    Adam it was a nice video ! One thing to remember is , your maintenance fee and how much is in the “Contingency “ fund , very important! Also how many elevator does the building have ! Otherwise it might feel like you are waiting for ever , like at the bus stop if you have 35 floors ! And I would not buy in to a low rise ! Less suits more money to pay if something goes wrong for each , as when you have a high rise ! Make sure it’s concrete all the way through! Just saying Adam ! In the end it’s money in you pocket ! Good luck! I am sure you will find something with your partner in crime ! It’s a good idea ! 👍

      This was exactly why I wanted to see it even though I was ideally after a 2 bed! Good layout for a 1 bed 🏡

    A video for the 1st time homeowners to leg into a 1 million dollar starter home is an excellent idea. We need to make it cash flow positive from tenants while living in the home also

    I liked number 1 the most as a single person. Number 3 was nice but at over $1 million had no "wow" factor.

    Amazing video!! I enjoy doing real estate as a hobby and always looking at places in my free time. Based in Toronto and not sure what I’ll do when the time comes to move out, going the new build route for sure or 1-3 years old.
    Try and check out a townhouse connected to a condo building or townhouse/townhome in general either freehold which has no maintenance fees or regular townhouse/townhome with lower or the lowest maintenance fees. For little more or similar space and being downtown area or just outside by 5-10 mins may be worth it.
    Can’t wait to see more!

    There's a big reason why not to buy that #1 apartment, because the Fire Station is a block away from it, and it's sitting right in that path of the fire trucks, which by the way love to blast their horns and their 2 sirens at least 10 times a day/night. And I know this, I live block away from that apartment.

    No.1 because 1. Living without a roommate is usually better in the long run and 2. If your life changes such as a new job in a different location 1 bedrooms are easier to rent out and they turn over quicker than a 2 bedroom which will allow you to keep up with market rent/market costs as the cost of everything keeps going up.

    That first apartment looked amazing, especially that solarium! Would definitely choose, though already happy with my current Yaletown apartment and also not nearly in the situation to buy anything in this crazy market.

    I liked them all, 3rd one is nice but the price is too much, the 2nd one is the cheapest per square feet.
    I think I would consider any of the first two, while keep on searching for new places.

    Hey Adam, love the video :) Curious why you accounted for a 20% down payment... isn't that super high for a first time home buyer?? I feel like 3%-6% range is more typical.

      If you do less than 20% you will have to pay for mortgage insurance

      Because prices are so high you can lower your monthly payment by raising your initial down payment. I made sure I had at least 20% down so I could skip the mortgagee insurance.

      Great thought! Didn't want to bore people with numbers so I went over this fast.
      Aman is correct in what he said below. Technically you can do between 5-10% if your home is less then $1 Million dollars.
      But you will pay more in mortgage, and need an insured mortgage.
      In short - your terms are better if you can do a 20% down payment (but in no way am I saying everyone can easily do that)
      If a house is over $1 Million, then you need 20% down payment minimum.
      So I just did 20% in this video to keep things simple, and all the same (cause #3 property was over 1 mill!) :)

    Isn't Killarney quite different than Yaletown as to vibe and cost? Isn' Killarney S. Van so it doesn't have the cachet of Kits, West end or Yaletown?

    If I were you I would go with 1 or 3 since I hate commuting. I wonder if these have central air conditioning though, solariums can get really not in the summer.

    I lwould ike to be in Yaletown at the water front on the higher floors where I am renting right now :P I would choose something similar to apt #3 but this one does not have the waterfront views though :(

    What a wildly out of touch video for Vancouverites. Sure the average home price is $1M plus but the median *household* income in Vancouver is $82k meaning that even at a house poor income to housing ratio of 4.5:1, the average home price should be under 500k, or 600k if you wanted to be ambitious and assume most home buyers are higher income.
    If you’re looking to grow your audience, this ain’t it. If you’re looking to just appeal to upper middle class and wealthy people and expand your real estate business at the expense of your YT channel overall then good luck with your new niche.

      To be honest I listen to feedback, but you I would personally click on a video titled "1Million Dollar Homes" over "500k".
      I do not price the homes in the city.
      If you don't want to see me create videos I am passionate about and interested in, I don't know what to tell you 👍
      BUT just know I am not assuming anything, this is a video people can choose to watch if they want.
