I applied in December of 18 and I'm still waiting. I don't think it's fair that you only have 90 days to find a place. Waiting lists can be very long for apartments.
It doesn't seem fair. I've heard people will just move farther away to find a place. Even if you find a place, you need a pretty spotless background check too because there is so much competition. Not enough houses to rent. I wish you the best.

Everyone has a story. I have a tenant who did time for car jacking in his younger years. Now he is raising his family’s kids and spreading Christianity. He’s a great tenant. He was in jail in the upper peninsula. No fences in the yards but the lookout tower would tell prisoners when to go in because of bear sightings. He said no one ran away. If he is late on rent, I dress up as a bear and knock on his door. KIDDING! He’s never late.
I feel like felons have paid the price for bad behavior already. If we keep kicking people who are trying to turn their life around, they will never change.

So nice of you! Do you advise people on a platform or from a legal aid office or just people you run into? Someday I think I should volunteer in something to do with housing. My perspective could be helpful. Right now I have to focus on making money though. We sell renovated houses in Detroit to investors who want to just collect income each month.

Currently in the LIHTC Program which was great the first 12 months but then we had to go month to month and rent now goes up twice a year. We have seen our percentage of income spent on housing got from 30% to 39% in just three years and overall up $3,900. Hard an depressing. We recently asked a question of the management company and received an odd reply with a sentence about evictions and how we have no rights...shocked and stunned...but we had the good cause for eviction rider...signed by management...but we live in fear. Good people who paid rent on time..never missing and rent or other bills...so hard to stay in the game. I appreciate your willingness to speak with kindness about us folks that trhough no fault of their own find themselves in housing insecurity and I am 67 years old. Best wishes. NOW the lease for 12 months means nothing. Written into the lease is a clause, that says the rent can be raised even during the lease period. One erson move in one month ago - second three month ago and third 5 months ago. They thought they were being told rent would be X for 12 months then you go to month to month. NOW their rent in increased almost immediately. Such entrapment...so pay special attention to a lease that you think stated 12 months first then month to month. Nothing is locked in - as these seniors now discover to their detriment. Oh and no one cares. Sad. Legal apparently. Ethical? well all these days talk of homelessness...just terrible.
While I waited 2 years, i finally had finally got it after I was admitted into the hospital for emergency surgery, so they gave the voucher to the next person not waiting on me to be released from the hospital!

I was on section 8 in Lexington, sc but I was taken off due to my income but when covid hit my income changed, I did however put in application in another county Georgetown,sc. I received a letter which was good, so now I'm basically waiting til my name gets to the top of the list.

If you are domestic violence it's not hard to qualify for a section 8 voucher. You need police reports that you have been abused. In NYC they require 3 police reports and an order of protection if they haven't changed there requirements.
It hasn’t helped me in Florida currently living on a couch since August and my kids are sharing a room with my siblings. I didn’t want to return home as I was abused here by my parents. Thinking about going to a shelter.
It help me out tremendously in 1999 I’m not sure that voucher changed me and my children life I was able to get away from him because I no longer needed to depend on him
True...I had applied in NYC for Section 8 housing due to DV..but I had to move away to Florida before I got approved. Thankfully...I got a job within a week and within 6 months I had my own place..
Califonia was one of the last states to finally ban source of income discrimination. The only problem is landlords find ways around it...such as not filling out paperwork that is needed for tenants to move in...or not returning calls or emails if they are unfamiliar with a different source of income. Now they have people investigating and reporting these managers who pretend to accept all sources of income but don't follow through with getting those tenants a place to live.
I don’t know why a landlord MUST accept a business relationship with someone who involves red tape if the landlords doesn’t want to deal with red tape. The red tape takes more time and money and possibly a new employee to handle it. If someone comes without all the red tape, shouldn’t it be the right of the Landord to choose the best economical choice for himself? I personally prefer Section 8. The red tape is worth my own extra hours to get the guaranteed rent. I like it that I can choose for myself though.

I think the best way to bypass a wait list is to move where no one wants to move lol where I live now it's very small town and the wait was about 6 weeks. I tell people about it but they won't go saying it's nothing out there. But the good thing is you can move after a year
Great point! Thank you for sharing. Can't you now move somewhere else and port your voucher too? If someone is willing to start out in the boonies, then that seems like a way to bypass the waiting the list.

If you need housing urgently, you can move into a shelter. That puts you on a different list. Some people also will move to a different city with a quicker turnover time. I met a woman who moved to Battle Creek, Michigan from Detroit just to get on Section 8 and then move back to Detroit once she had the voucher. Im was on housing list back in 2021 they removed because I didnt put in there paperwork.I graduated from hdap program in santa clara county.Now i got to pay the full rent.
My grandmother died a few months ago (I had been helping her for four years) and unfortunately I have to stay in her house until I get A HUD apartment....my sister helped me fill mine out. I get disability about $800 a month I have trouble getting around anymore and put on my HUD application that I would need something to grip onto for the shower and transportation cause I can't drive. I'm worried because I don't know where I will go if I don't get help. My grandmother was in debt too....I'm so worried.
Claim good outcomes! Look for abundance all around you. Lots of green grass. Pretty fluffy clouds. You can read and write. You have internet access. Keep noticing those things and keep your focus there. You’ll be rewarded in surprising ways when your thoughts are stayed on Good/God/Blessings. You can’t control HUD or your disability. But you can control what your thoughts rest on. Rest in goodness. There’s some unsolicited advice for ya! 😄
I was able to bypass the waiting list. I was living in a boarding house which qualifies as living in substandard housing. It only took me a matter of months. I had a social work agency help me find a back door to getting approved.
@@zaara25 I live in Maine. They still have boarding houses here that you can rent a room weekly or monthly. It's not cheap rent, but it does put you in the category of living in substandard housing since you won't have a separate kitchen or bathroom. Maine also (in my opinion has the best social benefits in the country). Minuses here are that non-locals will have to tolerate a certain amount of discrimination, and the weather during the winter can be atrocious. Overall I recommend living here.

@@MoniqueBurns Yes, boarding houses normally contain rooms which lack a separate bathroom/shower/kitchen, so my understanding is that makes them considered as substandard. But even with that, you come up against how many vouchers are available. But my case manager/social worker's agency was super well informed (I guess by insider contact) as to where the vouchers were available. I am on SSDI, so that played a part (along with luck) in getting a case manager. The local mental health agency has case workers, but I went through an outside agency not affiliated with them. If it were left to me to figure all the Section 8 details out, I would have been in the boarding house for a long time! Maine is a little more ahead with the efficiency of these processes than probably most places.
I caught one mistake on your video that you can correct in another.
Although having your self organized and having everything in order does get you on the list faster, it does not get you at the top of the list.
The Section 8 list in my agency is opened online for a few days. People apply through a link to a third party site. Out of those applicants 1,000 are randomly chosen and sent to our computer system. We never see the paperwork. We never see the list. Anyone that doesn’t complete the form correctly is rejected by the computer. They can contact a help center to find out why and correct it though. We had 1,500 applicants in 2 days. 1,000 were randomly chosen for vouchers.
I appreciate your comment. But people are suddenly granted vouchers from what they tell me. Most people tell me what you just explained though. I think some housing commissions hold out spots for emergency needs. From what I can tell...and aren't there corrupt people everywhere who are bumping applications somehow? It's curious.
I’m tying to get an apartment but most of them ask for the income to be 3x the rent amount and have to have worked at least 9 months in the same job. My boyfriend recently changed jobs and doesn’t earn much. due to me being pregnant we applied for section 8 but waiting 7 years is a lot 😭 I’m almost due and we don’t have a place 😫
That's a different section under HUD, I believe one section is called "236", I haven't worked under this section, it also requires 3× income level... If you are low, to very low income, stick with your search with Section 8 properties.

I live in upstate NY and because the sec 8 was created so that we would not be able to get evicted because of new ownership. So we can move and take it with us however we can't take advantage of buying a home via sec 8

I live in South Carolina and I have be on the housing list for 18 years and I don’t understand how the people who don’t need it. I have a handicap son plus I have a take care of him. Know that I have asthma and Bronchitis it’s so hard to keep trying to get on a list for me and my son. The system here in South Carolina sucks

I'm not trying to be mean but I've looked up that guy's prices and people who are on section 8 or looking for housing don't have the money for consultations it's such a weird niche spot to charge the poorest for consulting. Especially for 15 minutes on the phone to resolve such a huge problem. I'm going to be honest this is all pretty gross.
HUD turns it over to local housing authority. You have to wait until they open the list. No way around it!
I see people get around it often. Maybe they know someone or they aligned with an organization that knows someone.

I have to wait 4 years to get it. However, the problems are their are so many landlords in my area refuse to rent to use ! I'm having problems with getting my landlord to fix problems that have nothing to do with me. No one wants to repair anything !

There is a lot of demand. Many landlords can't or won't rent to Section 8 applicants. To gauge demand in an area, call a few property management companies and ask them.
I filled out for the lottery when it opened in 2008 in C Ohio. I was never called. I applied last year in November 2020 under the new open lottery and called today. I was told that the first 48 names were just pulled today and of course me and my children’s names were not on the list. SMH! I am sooooo exhausted. I don’t think I will ever get housing help here. It is tooooo hardddd to get help in this city.

With the RFTA is what I call a Move Packet. Or maybe Section 8 calls it that? I don't know really. But tenants hand me a whole packet of papers to read and fill out and submit to their Section 8 caseworker.
The Request to move form goes to your Section 8. Housing Specialist. I would advise you to get ready too move by Cleaning, fixing up & repairing ur old unit because once ur paperwork is ready you only have 90. Day's to complete your move in process @ the new unit. You still gotta get the new unit inspected from the inspector b4 moving in as well.

You bypass the section 8 waiting list by being 80 years old, as my mother is. They apparently give priority to those that are very old, & frail. However, the process is still apparently not working...
So many comments that they weren't able to bypass it with being elderly, disabled, victims of domestic violence or homeless. It's more difficult than that. Jay at Section8Consulting.com helps people through that process.

I've heard a few different stories on the subject.
Example: Even if your income is 80 to 100 thousands plus a year.
Their saying you still need to apply and place your name on the list.
(Regardless of high or low income if you live in California you qualify for and will receive housing assistant.)
I myself do not have any access to the Internet news media or any government assistance programs.
(I'm single and I've been living on my own. Stop working in 2012.)
Look on CZcams for Cyber Mixologist. I think he lives in California. He also does $40 consultations for people with any Section 8 questions. California is different from any state anywhere! Beautiful and sunny but the government there are outliers. Interesting comment though. $100k/yr doesn’t get you far in CA. It’s probably equivalent to $35k/year here in Detroit. You can buy a house in Detroit for $60k. But no ocean. No sharks either though! Or earthquakes. Just lots of fresh water and beautiful white snow in the winter.

@@MoniqueBurns : If you never heard of such a thing, then not sure you actually did any research. In NJ, where Section 8 is closed except for Union City, NJ, you only get 60 days to find a place, and then a 30 day extension. After that, you're done.
Look on craigslist, fb marketplace has rentals listed. Look for duplexes and houses for rent.
Be extremely proactive. I was in same boat years ago and the clock was ticking... And I was on my 2nd extension. I went and bought a box of envelopes, several books of stamps and got busy writing the mailing address on each one. I wrote a short letter stating the who, why, what and where's of my situation while asking if they would kindly send me any listings that would meet my requirements in the self addressed stamped envelope enclosed. Now granted, snail mail has followed the way of the dinosaur... And is quickly going extinct. I'm sure the same concept could be applied using email. The points I'm trying to make is show them you are sincere in your search, sending correspondence will make you stand out in the prospective landlord's mind in a positive light. Do as much as you can (within reason)to help them not have to do anything. You've heard the expression "Help me help you" to give my statement bit more context. Always be cheerful, extremely respectful, courteous even wihen the prospective landlord or rental agent isn't . Short story...The first week of each semester at college is always a nightmare. At registration students often don't get a desired class, so when the class meets they attend hoping to replace any registered students. Quite literally a class often has students standing lalong the backwlall of the classroom for the first week trying to get officially registered. Having all the additional heads on campus makes parking a nightmare as well. I learned quickly to park right in front of the sidewalk leading to a parking lot and ask every person headed into the prking lot if they were leaving, and if so would they like a ride to their car-to guarantee nobody else had an opportunity to park in that spot!! One day I was running late, and was desperate. This nice young lady answered me no she wasnt leaving she was going to sit in her car for nd hour and wait for her friend to get out of class. But she saw my desperation and decided to give me her spot!! I was SO grateful!! A couple years later my landlord and I had an arrangement in which I both dispensed and collected rental applications to prospective tenants as he lived 100 miles away. He'd stop by weekly to pick them up. "One day a strangely familiar looking young lady turned a completed application in. We both recognized each other as familiar...and after a few minutes it hit me!! She got me in a parking spot. I got her in the vacant unit! How you treat people does matter. Be polite to rental agents and landlords. They may have the property you're in need of at a later point in time. You cant cross back over bridges you've burnt behind you. "Karma!"
Also don't be afraid to ask them if they might have any tips, advice or resources they can recommend to you if they don't have anything that meets your requirements. Good luck!!🙏😊

Do they actually check for when they do background checks in your credit
A credit report will show national evictions, how much is in collections (often old utility bills), how many other bills you have a month (of the ones that report like credit cards, student loans, medical bills, car notes, but not utility bills), if you're on the terrorist watch list. When your credit is run by a landlord, you can ask to have a copy. It's your report. You paid for it if they charged you for it. Then you can offer it to the next place you apply to see if you can get a discount on your application fee. Some places may say no so they know they don't get a doctored report though.

I live in Idaho, I was on the waiting list for 2 years. I am a felon and after I got charged I had to appeal to keep it, but I won. I'm so grateful for that, I'm on SSDI and my rent goes up $100/month July 1st. It's sad that even following protocol for both section 8 and property management company, being in a basement apartment and the foundation leaks water down through the wall and up under the carpeting, the section 8 inspector gave them notice of 30 days to do something about it. So it gave them until July 2nd to remedy the issue and I haven't seen nor heard anything about it yet. I'm getting a little worried, if they don't fix it they don't get that 70% of rent that they pay and I truly can't afford the ridiculously high rent on my own.. so if the owners don't fix the leak, and they don't get the section 8 payment.. where does that leave me??

Pay your rent because if you get evicted . You lose your voucher and also if you go court definitely will lose . Court , failure to pay rent , recertification and inspection . Save yourself some stress
THEY WILL ISSUE U A NEW VOUCHER AND ALLOW U TO FIND ANOTHER RESIDENCE...U WILL BE GIVEN BETWEEN 60-120 DAYS TO FIND ANOTHER PLACE DEPENDING ON WHAT STATE YOU'RE IN... 💯💯💯💯💯
You will have to move because if they don't fix it section 8 will give you the second notice that inspection failed. And ain't nothing you can do about it but move or lose your voucher.

are you disabled? widowed? left domestic violence? what have you done to show personal responsibility...ie not having kids young, working your way up in a job (i know 2 people started minimum wage in stores and became managers), if you had kids, were married to the baby daddy 1st?
