Chapter 2 Question ?? What about if in the lease you put "if your late on payment one time you violate the contract and have to be evicted in 30 day's to move"? Just in general if the lessor have everything in writing do you really need to go to court? Which I'm sure most EE will be giving the lessor a problem. Thank you!

That is the problem. The last three brokerages I was at ran their business according to the NAR. They didn't honor their agency with their sellers, and they did not care anything about the laws that were put into place. Drove me nuts how they just blamed the code of ethics for violating the Sherman Anti-Trust Act and it just freaked me out that they weren't willing to Negotiate because of what they found in the MLS. Rather disheartening.

Hi Travis. Idk anything about NC, I’m in Texas. But I wanted to let you know- I took real estate licensing classes through Aceable. I have no desire to be an agent. I just wanted to learn. I’ve had a bit of a midlife crisis. I listened to about half of your lectures on CZcams, and I just think you’re a great teacher. I finished all the classes, but probably won’t become licensed due to not really wanting to work for a broker. The learning experience was enough. While taking the classes and listening to your lectures, I started dating my former boss. When we got more serious, I started getting suspicious because he wasn’t letting me in his home. He lived in a townhouse that he inherited from his grandmother. Then we got more serious, and he confided in me that there was a severe foundation problem. He let me in the bedrooms, and half the ceiling was down. All the doors were off the hinges. It was really bad. He had no way of fixing it because it was the second home in an attached row of five and not only that but there was an HOA that did nothing but drive around in golf carts doing who knows what. He was convinced that he was stuck till he died with that place, and there was also underground pipe issues that he thought the HOA would blame him for. Because I was studying real estate, I knew for a fact that investors would buy it. He insisted that they wouldn’t, but all either of us had to go on before my real estate class was crappy advice from our clueless boomer parents. I took it upon myself to call some investors and explain the whole situation, and to make a long story short, one of them gave him $50K for the townhouse, assuming all legal responsibility. He would have given it to them for free if they took on the responsibility, but I was like, don’t tell him that! Let him offer you something. Anyway we moved into the guest house on his parents’ ten acres. I was living with my mom at the time. Then we got engaged. If nothing else came from my real estate class other than “saving his ass” from this extremely shit townhouse then it was more than worth it. Thanks for being such a great teacher, hope you enjoy my story.

I understand if you'd picked the sole propietor instead of the LLC, the registrations would come to you as a Sole Propietor, but I don't understand what kind of registrations and what are they for? Or do you get to that later in the video?

OMG, I know this was six years ago, but in light of today, his comment about how Buyers will never sign an agreement before you show them a house is quite funny.

Is it better to watch all of these before you buy the course, or go through it along with the course? I am not good at retaining information. I take my exam 7/24/24 hopefully I pass..But to the person who Keep Interrupting the instructor is very annoying let the instructor teach you don't know more than what the instructor is trying to teach everyone.If you want to teach a class let it be your own and not someone else.

This is all still relevant today? Taking my exam on Saturday, just want to make sure this would be a good review

I just took my first real estate class last night. I was so disappointed with the presentation of the instructor. He covered the same material in a very dry format from the book review. I was totally bored to the point of falling asleep. I wish you were in Maryland I would drop this long & Foster class in hot minute. I learned more from watching your class this morning than the 3 and half hours I wasted last night. This is a great instructor!! Thank you 😊
