Thanks for your comment. These areas are not investor's fix and flip. These are for families who wanna settle down for a more affordable price tag. California homes dont devalue but value increases do happen more slowly over time.

Being a newer development many dont know Playa Vista but definitely a hidden gem...if you can live with the HOAs and Mello Roos fees.

Wrong over and over again, Texas has property tax exemptions for various groups such as seniors and veterans. Senior citizens property taxes are frozen until the home is sold.

Said by a real estate broker/agent, everything sounds good, but you forgot about inflation, one of the most expensive states in the nation, $20 for a hamburger combo? no way, price of gas way high, too many regulations in every sector, I left CA for OK and TX 24 years ago and it was the best decision of my life, I'm a real estate investor who started in CA and was one of the main reasons to move (I was looking for more affordable markets, by the way to evict a tenant in CA takes forever compare to 3 weeks in Oklahoma or Texas,), the cost of higher education is a fraction of what you pay over there, I have a son who graduated as an electric engineer currently working for Boeing making a 6 figure salary, and one studding architecture, the political craziness is another factor that made me move out of CA, and you are right CA is beautiful but if it wasn't for those reasons and a bunch more I would be living in CA, a business owner certainly can live comfortably over there but for regular workers they struggle every day, and that is my two cents respectfully.

California has been subsidizing Texas and the rest of the country forever so have some respect.
She says property taxes are not a problem in California but fails to mention that the payment alone is triple the average payment of Texas. Even if you add up the property taxes and cheaper than just the mortgage payment for the median home in California. When it comes to tech jobs, Dallas area is the fastest growing area when comes to those type of jobs. I can keep going on and on. Everything she says is half trues because everything she says also applies to Texas without the liberal policies that have made it unaffordable for the middle class to make it there.

I'd like to see the real neighborhoods people can actually afford like Lynwood, Southgate, boyle heights, West Athens. Gentrify the Riff Raff and you have tons of beautiful homes and neighborhoods.

Give or take a Mil on price range with homes that are architecturally beautiful and neighborhoods that have character. South LA would be a hip paradise, at the moment its being gatekept by gangs but take that away and add the amenities then you will have a plethora of shangri-la like areas.

I grew up in Santa Monica. Santa Monica use to be a place where the low class and middle class could afford to live in the city. It has gentrified soo much, that neither of those social classes can live. The development is out of control, knocking building after building only to build expensive apartments. Then we have the crime train bringing in the homeless that assault innocent people and children. One six year old was attacked by a homeless. A innocent man sat in his car was gunned down by a homeless woman. Santa Monica has gone down the toilet. I miss the Santa Monica I grew up in a small quiet town by the beach.
Yup Santa Monica has been having problems with homeless and crime for a while - years but the area IS being cleaned up bc the residents had enough! I appreciate your comment!
