Who cares state farm is trash no matter what

35 minutes to down-town Los Angeles? Yes, between about midnight and 4-00 AM. I've lived in Westlake Village for 42 years and during commuting hours it can take an hour to drive the length of the San Fernando Valley to the 101-405 interchange---which gets you half-way. If your daily commute involves Westlake Village to mid-LA or Westwood you can spend a total of 3 hours a day in traffic. Try your commute in the rush hours before you commit. It has got far worse over the past 15 years compared to 1980-ish.

I bought my first condo in 1979 when I was single. I paid a little over 100k at an interest rate of 13%. At the time interest rates were 17-18%. The 13% was due to the apartment owner wanting to turn his 48 units into sales. I bought my last home in 1993 in Westlake for 7.25% interest. I refinanced 4 times down to 5.25% and paid it off in 25 years in 1999. It was a struggle for the first ten years, but the last 10 years was easier. Folks don’t give up, home ownership will make you financially stable. You put in the hard work and later in life you will be rewarded with a nice retirement.

i moved to westlake village ca in 1989 i still find it difficult to make friends here and i am an extrovert maybe it is because if you do not have kids you cannot meet people in your own age i am not interested in anything like country clubs here the country clubs in southeast san fernando valley are much friendlier at least from my individual experience maybe i belong back in southeast san fernando valley

Good stuff Josh. As you say "Marry the home, and Date the rate". There will be a day in the near future where rates will fall to the low 5's/high 4's. Consumers will have ample opportunities to refi. This spring will offer an excellent buying opportunity imo.

Interest is high. At the end of day buyers paying more in interest than value of home. 2.8 million for a shack. These are exceptional cases but not conducive for regular sales.
